The Atlantic Moves Homes to Rentals

Atlantic Converts Units to Rental HomesThe Midtown Atlanta condominium market has had it’s fair share of challenges. And it would seem there are still more ahead as we learn that The Atlantic Residences will convert some 80 homes into rentals. According to a story in the Atlanta Business Chronicle, ST Residential, which owns the building and purchased it out of the Corus Bank 2009 failure, actually converted some 40 units in late summer. Another 4o units will now become rental homes.

Current owners or potential Buyers of a home at The Atlantic Residences at Atlantic Station should not have to worry about their investment. Or so we hope. Fannie Mae and Freddie Mac do not allow financing to buyers in condo towers where they exceed the 25% limit on rentals. According to my calcualtions with 401 units, that means up to 100 homes could be investor owned, or rentals. With this announcement by ST Residential, there’s some 20 homes left, but one would suspect that some of those investor slots may have already been taken.

The Atlantic is not the first building to make this move. 1010 Midtown and neighboring 1065 Peachtree also made conversions to rentals. 1010 converted 43 of its 430 homes in 2009, and 52 homes at 1065 Peachtree in 2010. (Note, for those of you that are not familiar with WHAT or WHERE 1065 Peachtree is, these are the condos located above the Loews’ Midtown Atlanta hotel. None of these homes were ever sold to my knowledge.)

The Atlantic is a truly beautiful and landmark Midtown Atlanta building. While the real estate market has caused most of it’s challenges, many condo buyers have been leary of making an Atlantic Station purchase with the reputation the area had received for crime and other activities. North American Properties purchased the retail-portion of Atlantic Station last year and has set about on an ambitious mission to change that perception (and some of its reality.)

Challenges in selling condominiums has given rise to two new apartment towers, both located on 12th Street in Midtown Atlanta. Daniel Corporation and Selig Enterprises have begun construction on a 22-story apartment building just behind 1010 Midtown, and on 12th and West Peachtree Streets, former condo king, Novare Group led by Jim Borders is developing the Sky House apartment building.

At some point in the future, these buildings could become conversions to condos, but with a lack of higher quality rentals in the Midtown Atlanta marketplace, they may remaining apartment buildings for sometime. Time will tell.

Mayfair Renaissance/Mayfair Tower Midtown Atlanta Condominiums

Mayfair Renaissance Tower Midtown AtlantaIt’s not unusual to see a skyline picture of Midtown Atlanta that does not have the unique roof-top architecture of the Mayfair Renaissance/Mayfair Tower Condominiums featured. This Midtown Atlanta condominium building has more than just a unique roof!

Located on 14th Street, the Mayfair Renaissance/Tower is just across the street from the W Midtown Atlanta Hotel. If you have out of town guests, what a perfect location for them to stay! Also across the street is Colony Square, where you will find several restaurants, including Moe’s Southwestern Grill, Chick Fil-A and a Starbucks! And at 16th Street…The Woodruff Arts Center and High Museum.

The grand lobbies of both buildings remind me of a New York City building with their extensive woodwork, marble floors and elegant feel. The circle driveway entrance provides access to both buildings.

Recent sales in the Mayfair Renaissance/Mayfair Tower reflect the “challenging” real estate market. In September only two homes sold, one at $88,500 and the other at $129,000. I was proud to represent the Buyers of Mayfair 802! In October, the sales doubled to 4 homes sold, ranging in price from $83,000 to $275,000 for a Tower Suite.

I always like to remind potential Buyers of a Mayfair home that the Tower building does not have access to the pool. It is part of the Renaissance building’s amenities. While the buildings share the name Mayfair, they have separate home owners associations.

Renters Should Be Runners – Renting an Atlanta Condominium

Renting a Midtown Atlanta CondominiumI’ve got a couple rental listings at the moment, but also have daily inquiries about rentals here at MyMidtownMojo.com. I’ve shown rentals to individuals who then want to “think about it for a day or two” and get back to me. When they do, they are quite surprised when I tell them the condo they most liked is no longer available. In fact, sometimes I think they really don’t believe me when I tell them that. If you are Renting an Atlanta Condominium, Renters should be Runners!

Also, I find that many potential renters have “champagne tastes on a beer budget.” Ok, I don’t mean to be rough, but when I’m asked to find a one bedroom condo for $1100-1200 per month and the potential tenant says, “and I only want to live in a high rise,” I have to give them a does of reality. Ok, you possibily could find one, but it’s highly unlikely. I have to remind tenants that they are renting someone’s personal home and with that home is a mortgage payment, property taxes, insurance and homeowners fees. The only part of the financial equation they are contributing to is the mortgage payment. And often times, the monthly rent does not even cover THAT!

So, when a well priced rental comes on the market…it’s gone much like the runner in a 100 yard dash. QUICK!

How Can I Find A Condominium For Rent?

Well, there are a couple ways. You can make 10 or 15 calls to 10 or 15 agents that might have one rental listing each. I always encourage my rental clients to look at Craigslist as well. Some rentals will be posted by other agents here, but not yet listed in the traditional listing service. Or you may find a private owner that is trying to rent. A word of caution about renting from an individual owner. Are they current on their mortgage payments? Are the current with their homeowner’s dues? Are they current with insurance premiums? 

Or, you can call ONE real estate agent, tell them what you are looking for in both amenities and lifestyle by completing a Rental Questionnaire, and let them do all the work for you. They will schedule viewing appointments, and assist you with your lease, depending on if you have choosen to have them represent you in the leasing process. Much simpler than you making 10 or 15 calls!

How Can I Get The Condo Rental That I Want?

Steps to Getting Your Atlanta Condominium RentalFirst off, have your rental application completed. Secondly, if you have a copy of your own credit report, provide it to your real estate agent. By having these two crucial pieces of the rental process in place, you can quickly move on a rental you find. Often times, the listing agent may still want you to pay an application fee and they pull a credit report, but by having this step already completed, you will be a step ahead of your competition, another renter! Third, make sure you have access to money for your deposit. In the Atlanta rental market, this is usually one month of rent. If you have any issues with your credit or past rental history, be prepared to pay an additional deposit, up to first, last and the security deposit. So, on a $1500 per month rental, this could be $4500 needed to get into the condo you have choosen.

But, put on your running shoes if you are renting an Atlanta condominium. When priced right, and in a great location, it very well may be gone before you even leave the starting line.
