Midtown Atlanta Condo Rentals — Why Can’t I Find One?

Midtown Atlanta Condo RentalsWhen you have a stomach pain, you usually go to your doctor, right? Not your dentist or your lawyer. Why? Because he/she is the person that should be able to tell you what is wrong and why you have a pain in your stomach.

So why then is it, when I am asked about Midtown Atlanta Condo Rentals,  people do not believe me when I say I can’t find them one?

Today, I received an inquiry from a young couple who is relocating to Atlanta from the West Coast. They were pretty specific in what they were looking for in a Midtown Atlanta Condo Rental. That was certainly helpful to me in once sense, but on the other hand, severely limited the options available to them (and me!) They had already done “extensive research” on the area, and since they were moving to a city that the cost of living is less than where they are coming from, had determined their price point (the amount they wanted to pay for monthly rent). Unfortunately, they set their ceiling a bit to low.

A search of the Multiple Listing Service and even Craigslist myself, yielded one, yes…..ONE condo that fit not only their requirements but their price range. Only one.

They won’t be in Atlanta for three weeks, and I’ve got a pretty strong feeling they won’t lease a condo they have not seen. It might still be there in three weeks, or they might just be asking me Why Can’t I find a Midtown Atlanta Condo Rental?

Just like homes that are priced right and sell quickly, condos that are listed for rent, and priced right are gone quickly. And keep in mind that only a limited number of condo homes can be rented in any Midtown Atlanta Condo  building at any given time, making the demand that much more.

Finding the Best Buys in Today’s Midtown Atlanta Real Estate Market

Spire MidtownIt is still very much a Buyer’s market here in the Midtown Atlanta real estate market. What does that mean to a buyer? Well, it means you can get a good price on a Midtown Atlanta condo.  However, if you know what to look for, there are properties on which you can get a great price.

Here are three areas of the Midtown Atlanta Real Estate Market that generally offer the best prices:

 

  1. Homes that have been on the market for several weeks (or months!) – Have your real estate agent send you homes that have been on the market for several weeks or months. These property owners are generally more motivated to sell than the owners of newly listed homes. They’re more willing to negotiate for lower prices or even give you extras such as paying upfront HOA fees or paying a portion or all of your closing costs.
  2. Bank owned properties – Bank owned properties (also known as Real Estate Owned or REOs) are homes that go back to the mortgage company after an unsuccessful foreclosure auction. Like foreclosures, the savings can be well worth the extra time that it may take to get closed. Your Midtown Atlanta Real Estate agent can help you understand the pro’s and con’s with this type of purchase and guide you through the process.
  3. “As is” properties. A property listed “as is” means the seller is not willing, or possibly able, to fix anything and will not negotiate a price reduction based on needed repairs. However, if you’re willing to put some money and elbow grease into the property, this could be your opportunity to get more home, in a better location and at a price you can afford. Thankfully in the Midtown Atlanta Real Estate market, we find that many of the bank-owned or foreclosed properties are usually in good, if not GREAT condition. There may not be the need for any work, but the Seller is just letting you know that if you find any issues during your inspection, they won’t be paying for the repairs.

A word of caution to the Buyer of  a Midtown Atlanta Condo, especially foreclosures! Your competition (other Buyers) can see the values in some of the prices offered, and you may find yourself in a multiple-offer situation. Be prepared to sharpen your pencil on your offer, or even offer over the list price (provide it’s priced right and not OVER priced) if you really find a condo you want.

Georgia Tech Condo Housing Viewpoint Midtown

As we continue our review of Georgia Tech Condo Housing options for the Georgia Tech student and parents, it’s time to look at the newest building close to the Georgia Tech Campus. A beauty, a class act…and my personal favorite!

Viewpoint Midtown Atlanta arrived on the Midtown Atlanta Condo scene in 2008. Original plans called for a total of THREE residential towers, but those plans have since been scrapped. (This picture gives you and idea of what the plan was!!)  Might be a good thing for current and future owners!  Of the 378 original homes, there are just a handful of unsold homes remaining! And all of those are one bedroom or one bedroom + den floor plans. If you are looking for a 2 bedroom home, we will be on the search for a resale listing. A Georgia Tech parent looking for Georgia Tech Condo Housing will want to move quickly on this community.

What’s so special about Viewpoint in my opinion? The developer, Novare Group (known for Metropolis, Spire, Twelve Atlantic Station, Twelve Centennial Park, The Atlantic, Realm, Eclipse and Gallery….whew!) just seemed to get the package right here. From the lobby to the amenities to the variety of floor plans and finishes…it all just comes together.

But, the amenities of Viewpoint Midtown Atlanta probably do set it apart. Located on the 11th and 12th Floors of the building, they were creatively designed and separated into  4 distinct areas. The main club room features a pool table, movie theater, catering kitchen with wet bar and ample table and couch seating throughout the space.  Enjoy you favorite programs on several big screen TV’s or make your own music with a iPod docking station.

On either side of the tower on the 11th floor are two distinct amenity areas. One is the Zen Garden, complete with beautiful landscaping, a water feature, grilling areas and an outdoor “living room” with flat screen TV and a fireplace. It’s just so cool!  I could see this being the perfect outdoor “study hall” with a couple of Georgia Tech classmates! The other side of the 11th floor is the pool. Surrounded by lush plantings and cozy areas with lounge chairs, this is THE way to escape a Hotlanta summer for sure! There is also a wet bar, two huge gas grilling “bars” and ample tables for dining alfresco once you’ve got that steak ready!A perfect place to unwind after a crazy week of classes at Georgia Tech, and a great place to entertain your Georgia Tech parents!

Located on the 12th floor is the state-of-the-art Fitness Center. Work out while watching your own personal TV on the cardio equipment, or take in the Midtown vistas through floor-to-ceiling windows!

Ok, on to the homes! A variety of one and 2 bedroom floor plans offer the Georgia Tech parent or student various living options. If you are looking to have a room mate during your time at Georgia Tech, then a 2 bedroom home would be the best choice. Some of them might require some slight modifications to actually close off one of the bedrooms, but I can help you find a contractor for this task.

Security and safety are a concern for any Georgia Tech parent and student. Viewpoint is a controlled access building, and access is gained by having a key card, which in turn only allows you to gain access to the lobby, your parking floor, your residential floor and the amenities area.

The location of Viewpoint on Peachtree Street, between 6th and 7th Streets is a perfect location for the Georgia tech student. The Technology Square portion of campus is within easy walking distance and the Tech Trolley and Stinger will take you further into the main campus.

Midtown Atlanta Condos For Rent Why Can’t I Find One?

Perhaps its a sign of the real estate times. My phone rings daily. But not for someone looking to buy or sell.

They are looking to rent.

There are Midtown Atlanta Condos For Rent but Why Can’t I Find One?

Well, there is this thing called supply and demand, followed by price. And location.

I’m getting calls from people wanting to rent in the “premiere” buildings of Midtown Atlanta Condo Rentals. This usually means Viewpoint Midtown, Spire Midtown, Metropolis Midtown, Plaza Midtown, Mayfair Renaissance and 1010 Midtown.  For those of you that don’t live in the Atlanta area, everyone of these buildings is on Peachtree Street, except for Plaza Midtown which is two blocks West on West Peachtree, and Mayfair Renaissance which is two blocks East on 14th Street.

I often sense frustration from potential tenants when I tell them what’s available in their price range. In fact, I think they don’t really believe me. If you work with me, I call ’em like I see ’em. Straight talk. So, let me give you and example of Midtown Atlanta Condos For Rent and Why I Can’t Find One.

Below, you have the names of the buildings on the left and the addresses on the right (off by a line) Take a close look at this list. (For Midtown, I searched by zip codes 30308 and 30309 which extend outside of Midtown Atlanta proper, and searched Midtown Atlanta Condos For Rent with a price range of $1000-$1400 per month rent.)

 

 

 

 

 

 

 

 

 

So, do you notice any of the names of buildings I mentioned above? Or Peachtree Street addresses? Well, you do see ONE listing for Plaza Midtown; 400 NW Peachtree Street is actually Downtown, and 1280 West is actually located on WEST Peachtree Street. Starting to see my challenge in finding you that Midtown Atlanta Condo For Rent?

So, lets change our monthly rent. Same zip code search, but now let’s look for Midtown Atlanta Condos For Rent at $1400 -$2000 per month.

 

 

 

 

 

 

 

 

 

 

 

 

 

NOW, we start to see the buildings you are looking for. Viewpoint, Mayfair Renaissance and Plaza Midtown. But even with the increased monthly rent, you only see Viewpoint twice, and Plaza Midtown once. No listings for Spire, Metropolis or 1010 Midtown! And the lowest priced home at Viewpoint is $1650 per month.

So the next time you call me and ask about Midtown Atlanta Condos For Rent and Why Can’t I Find YOU One you can have an idea of the market place for Midtown Atlanta Condo Rentals!

The news if full of bad news when it comes to real estate, or so it seems. Kinda like the evening news….

So when we have GOOD news, we should be shouting it from the mountain tops…or in this case, from the roof tops!

Cousins Properties has ONE unit left to sell at 10 Terminus Place in Buckhead.

The 32-story tower, with 137 condominiums opened in 2008 at the infamous intersection of Piedmont and Peachtree Roads.  Since the building opened, Cousins too two impairment charges (writing off the value of goodwill) to be able to adjust prices…as much as $300,000 on a 3-bedroom to help move sales along.

I sold a home here last year, and have some very happy buyers that purchased a 3 bedroom home on the pool level. The terrace was the size of many Midtown Atlanta 2 bedroom condo homes!

Always good to have good news in the real estate market…and we need to shout it from the rooftops!

Checklist For Cash Buyers

Here in Atlanta,Georgia when you are purchasing a home using a lender, much of the “investigation” is done on your behalf by your lender. Of course, if they are loaning you money on a home, the want to make sure they know as much about it as possible.

But, suppose you are a cash buyer. Who’s looking out for you? Well, your real estate broker can assist you to a certain extent based on law, but much of the due diligence now falls directly on YOU.

So, what should you be looking for? Here’s a list of items to keep in mind. Keep in mind that some of these may or may not apply, depending on whether you are purchasing a Single Family home or a condominium.

  1. Owner’s Title Insurance — This is MUST have, especially if you are buying a foreclosed or short sale property. This insurance does just what it says…protects you from any title issues that could come up in the future.
  2. Termite Inspection — May or may not be needed in a condo, but certainly in a house. This would be an issue in a condominium if it is a community that has ground floor units, is older or has significant wood in its construction. The homeowners association should have coverage for this, another thing you want to verify.
  3. Water Bills — Again, more for the single family home. A significant monthly bill could mean you have a leak, and it may be underground where you can’t see it. A costly repair later on if not found now.
  4. Flood Zone Determination — Again, for a condominium, this would be important if you are on a first or second floor, and there is any type of stream even remotely close to the community or your building. A flood in the Atlanta area this past year damaged homes that were NOT in a flood plain, and without insurance, the homeowners were not able to get insurance to pay for the damage.
  5. Hazard Insurance — In most real estate contracts, there is a clause that covers what happens to the property AND the contract should the home be damaged. But you want your own insurance coverage the moment you close on the property. If you were using a lender, this would of been covered as part of your loan payment, but not when you purchase with cash!
  6. Home Inspection– A must for ANY property, condo or single family home. Simply do not purchase a home without first having this done. Even new construction can have issues you may not see and an inspector will. Better to resolve before you buy than after.
  7. Appraisal– Just because you are paying cash does not mean you should not know exactly what the property is worth!! Another wise investment prior to your purchase to make sure you are not paying more than you should.
  8. Survey– Not necessary in a condominium, but a MUST in single family or multi-family homes. You want to know where the property lines are, and if there may be any easements that you are not aware of. (Just try to put in the new pool if there is a sewer line running through your back yard and you never knew it!)
  9. Homeowner’s Association– First, you want to know if one exists (single family) and then you want to know the rules and any membership fees there may be. Also, are those fees mandatory (for sure in a condominium, possible in a single family home) and how much are they and what do they cover. Are there any pending assessments from the Association that you could be responsible for? How stable is the association and do they have monies in reserve for bad debts, repairs, etc.
