What is the Relationship Between Floor and Price in a Midtown Atlanta Highrise Condo?

Midtown Atlanta Condos For Sale

I was asked by a Buyer I am working with What is the Relationship Between Floor and Price in a Midtown Atlanta Highrise condo? All the rules have kind of been broken, but here’s how it worked in the beginning. (And still does in a newer building that is still being sold by the developer.)

Condo high rises are built in “stacks.” So the “16” stack is the same floor plan all the way up the building. The exception to that in our market would be Viewpoint Midtown Atlanta where on the 31st floor, the plans do change somewhat to the 36th floor) When originally sold, most buildings had a $3-5,000 premium as you went up a floor. Buyers would buy on a lower floor either because that was the price they could afford, or, did not want the higher floor for personal reasons. Those reasons range from being scared of heights, to wanting to see the activity on the street from a lower floor vs. the long distance or skyline view from a higher floor.

So back to our stack pricing…..(using round numbers to make it easy) if 816 was listed for $150,000, then 916 was $153, 1016 was $156, and so on up the building to the top. Top floors can command a premium, often called the “penthouse floor” because the homes will have higher ceilings and have no one living above you.

Fast forward to today and the rules are totally different when it comes to the relationship between floor and price in a Midtown Atlanta Highrise condo. With foreclosures and short sales, the prices in a building are all over the place. You could now foreseeably buy on a higher floor for less than you could on a lower floor. What now happens is these prices affect the appraisal value of ALL the homes in a building (comparing 1 bedrooms to 1 bedrooms). That is why now I make sure all of my Midtown Atlanta Condo Buyers have Financing Contingencies and Appraisal Contingencies in their contracts. Financing protects you if something happens and your lender will not loan you your money. I had a case in one building where Wells Fargo would not approve the loan because they did not feel the HOA was stable. (PERFECT example of why when buying a condo it’s best to work with a LOCAL lender, like Justin Herring with Southeast Mortgage who knows the market and the decisions (loan underwriting) is done locally. In this example, the loan was being done in Minneapolis and you could not get the Underwriting department to understand the dynamics of the Midtown Atlanta Condo market. The Appraisal contingency protects you in case the lender comes back with a value less than you and the Seller have agreed to. If the Seller is not willing to lower the price, you have the option to terminate your contract and walk away.

Search Condos For Sale in Midtown AtlantaSo, in the stack example above, if 816 was sold in a foreclosure at $125,000 and the owner of 1016 is trying to sell his for $140,000, there most likely will be an appraisal issue with his home. Most condos were built pretty much the same, and owners have not done any kind of massive changes to a home that will keep the value higher. This is where we negotiate with the Seller, but protect you the Buyer if the home does on appraise. This is also where a “short sale” come into play. The owner cannot sell for what they owe on their Midtown Atlanta Condo, and are asking the lender to take less to pay off their mortgage.

ALL of that said, I’ve always counseled my Buyers, “buy as high as you can afford” unless you are afraid of heights. The primary reason is the “protection of your view.”  Other reasons for higher floors could be less street noise, restaurant aromas and restricted views. I will in the same sentence tell you, “you can NEVER guarantee your view, but a higher floor may offer you more protection.”  I can easily demonstrate this to you when we are standing on any balcony and I share my knowledge with you about the Midtown Atlanta market and what is going on.

Safety Meeting to Address Parkway Drive/Boulevard Corridor

In late 2011, the Atlanta Police Department finished redrawing the boundaries of its six police zones and one result was that Zone 5 — which covers neighborhoods including Midtown, Ansley Park, Home Park, Georgia Tech and Atlantic Station – no longer includes the Old Fourth Ward and most of the south curb of Ponce de Leon Avenue.

Those areas are now part of Zone 6, which means the Midtown Ponce Security Alliance (MPSA) is now working with two precincts instead of one to address the major issues affecting the Midtown area.

On Monday, March 12, a special safety meeting will be held at Mary Mac’s Tea Room, located at 224 Ponce de Leon Ave., to introduce Major Keith Meadows of Zone 6 to the Midtown community. Major Christopher Leighty of Zone 5 will also be in attendance, as they will speak about recent trends in the immediate community and how they will address them.

Where Can I Find EVERY Condo Listed For Sale In Atlanta?

Where Can I Find ALL the Atlanta Homes and Condos For SaleWhen an Atlanta Condo Buyer searches for condos for sale, the can often get varied results depending on when, where and how they search. So, Where Can I Find EVERY Condo Listed For Sale In Atlanta? Well actually, that may be easier said than done.

The metro Atlanta real estate market is unique in that it is served by not one, but TWO MLS’s (Multiple Listing Service). There is the Georgia Multiple Listing Service (GaMLS) and there is First Multiple Listing Service (FMLS). What’s the difference? You will probably get just as many different answers from any number of people. So, my answer is, GaMLS primarily services from I-20 South of Atlanta, and FMLS services from I-20 North. Now before anyone in the real estate business starts screaming…let’s explain a bit further.

Real Estate brokers in Atlanta can choose which listing service they belong to, or BOTH if the choose. When a Broker belongs to both, listings will appear in BOTH of the MLS systems. But, if a Broker belongs to just FMLS, that is the only listing service where their listings will appear. What does that mean for you, the real estate consumer/Buyer?

If a Broker has chosen to only use one MLS on their site, you may miss some listings. Here at MyMidtownMojo.com, we use only FMLS in our Search for Midtown Atlanta Condos For Sale. Why? Well some of it is based on how the brokerage is operated, but more importantly to you, the Buyer, we find 90% of the property you are looking for will be in FMLS.

Now, don’t forget there are still individuals that want to market their Atlanta home or condo For Sale on their own, also know as a For Sale By Owner, or FSBO. Without the use of a real estate broker, these Seller’s are not able to list their home or condo in the MLS, and will use other methods of advertising. This can include a yard sign, classified ad in local papers and an ad on Craigslist. When you search our site for listings, these homes and condos will not show up.

By working with a real estate agent that knows the area where you want to live, they may also know about upcoming listings that have not yet been “listed.” This means a fellow real estate agent has mentioned, “Hey, I’m going to be listing the home at 123 Main Street in two weeks. It’s a great (description of the home) so if you have any Buyers that might be interested….” The Seller may be finishing up some painting, putting items in storage, etc. but the home will soon be on the market.

Mesirow Financial buys Post Biltmore – Atlanta Business Chronicle

Mesirow Financial of Chicago bought Atlanta’s Post Biltmore apartments for $51Million.  The 276-unit apartment building is located at West Peachtree and 6th streets.  It will spend up to $8k per unit upgrading and most likely….increase rents! Currently, the building is at 97% occupancy with an average rent of $1300 per month.

Rental rate in Midtown increased by 12 percent and the vacancy rate was near 96 percent.

Been on the fence about renting vs. buying? Just might be time to jump OFF that fence!

W Atlanta Downtown Condominium Residences

W Atlanta Downtown Condominium ResidencesSome condominium buildings are….well they just are. Maybe there were converted from apartments or even an old office building. They can be made to look amazing or just so-so.

The same can be true with new construction. But in new buildings, designers had the opportunity to “wow” you as a home buyer. One such example is the W Atlanta Downtown Condominium Residences. From the location on the edge of Downtown Atlanta to the amenities (can you say pool to die for!!!) this is one amazing building.

A sign of the real estate times, the building was shut down and has since gained new owners and some equally incredible pricing! If you have ever considered condo living, now would be the time to look at the W Atlanta Downtown Condominium Residences. In fact, take a look, but then, remember to give me a call. As nice as they may be, those agents in the Sales Center work FOR THE SELLER, not for you! You need to have your agent represent you as a Buyer. And I would love to be your agent!
