Alta At The Park New Condo Building Proposed at Piedmont Park

The Midtown Alliance’s Development Review Committee (DRC) heard about yet another new development for Midtown Atlanta earlier this month…Alta At The Park.

New Condo Construction Midtown AtlantaThere are already construction cranes dotting the Midtown skyline again…..and as we know, they are all apartment  buildings. Nothing new for the Midtown Atlanta buyer seeking a NEW condominium product. Maybe this will be the change?

According to the story in the Atlanta Business Chronicle, Wood Partners LLC is already talking of tweaking the project and building it as condominiums. The proposal calls for 220 condominiums atop a podium parking of some 6 stories. Meaning if the first homes start on the 7th Floor, everyone would start out with a pretty awesome view!

The location of the building is just across 12th Street from Luxe Midtown. The main entrance will be on 12th, with a secondary entrance on Dickinson Place.

MyMidtownMojo.com will certainly be keeping an eye on this proposal. With limited inventory in re-sale condos, and current new construction starting at $700,000….if priced in the $300-600,000 range I’d think it would sell out fairly quick.

Viewpoint Midtown AtlantaWith no significant new condo construction on the horizon (literally) in Midtown Atlanta, buyers will be looking at re-sale homes when looking to buy a Midtown condo.

One of those options is Viewpoint Midtown Atlanta!

Sitting proudly on Peachtree Street, between 6th and 7th Streets, Viewpoint Midtown was one of the last new buildings completed before the turn of the real estate market. While developed by Condo King—Novare — at least this was the result of improvements on past buildings they built.

Viewpoint Midtown Floor PlansViewpoint Midtown offers buyers one bedroom, one bedroom + den, two bedroom and two bedroom plus den floor plans. There really is a wide variety of homes in this building! The “den” feature was a first for our new high rise buildings and gives the homeowner some flexible space for a home office or guest room. Some people have done renovations and removed the 3/4 wall and made it a dining area (depending on the floor plan).

When searching for homes in Viewpoint Midtown, you need to know what the floor plans are like. For example, there is one 2-bedroom floor plan that has the second bedroom open..with no doors. (the “05” stack) So if you were thinking you had two separate bedrooms, you might be in for a surprise! The second bedroom can be closed off in unique ways with french doors, sliding doors or a wall with some type of opaque window.

When looking at condominium living, you not only want to look at the personal space of your own home, but the amenities the building has to offer. And Viewpoint Midtown scores a “10” when it comes to amenities!

Located on the 11th and 12th floors, amenities include a Club Room, Movie Theater, Catering Kitchen, Lap Pool, Grilling Bar, Zen Garden, Outdoor Living Room and an expansive Fitness Center.

Garden ViewThe Club Room features the Movie Theater and Catering Kitchen. There are numerous flat-screen TV’s throughout the area and even an iPod docking station for your own music.

The Zen Garden and Outdoor Living Room offer a great escape if you want to get out of your condo, but not leave the building. From the couches and gas log fireplace in the living room area, to seating around a water feature set amongst the trees, it truly is an “oasis in the sky” when you are here! The other side of the 11th Floor has the lap pool, complete with lounge chairs and a wet bar. Two “grilling bars” and ample tables give you some great entertaining space for family or friends.

The street-level retail of Viewpoint Midtown seems to finally be taking shape. There is BB&T, the newly opened World of Beer and a salon and massage studio. Starbucks, on the corner of 7th Street will soon be temporarily located in Viewpoint while the construction of Seventh Midtown (one of ONLY two new condo buildings currently planned) takes place. Once that building is complete, they will move back into the first floor.

What’s My White Provision Condo Worth? September 2014 Update

White Provision Residences are part of the larger Westside Provisions District in West Midtown. The West Midtown (or Midtown West, depending on who you ask, or who is doing the marketing….) has taken off in recent years. New rental apartments have just opened right behind the condo building, and there are still a few developer homes left For Sale in the building.

Let’s look at the sales activity for September!

ACTIVE LISTINGS (8)

  • Two 1 Bedrooms listed at $240,000 and $241,000
  • Three 2 Bedrooms ranging in price from $492,000 to $577,000
  • Three 3 Bedrooms ranging in price from $484,000 to $509,000

The price range for 2 and 3 bedrooms in the building can be quite confusing. A 2 bedroom with “flex space” for a 3rd bedroom on the 2nd floor listed at $492,077 and then you go to the 9th floor for a 3 bedroom, actually a bit less square footage, and it’s priced at $509,803. Determining value in this building can be a challenge!

PENDING LISTINGS (UNDER CONTRACT) (1)

  • One Penthouse at $864,262

SOLD (3)

  • One 1 Bedroom at $222,000
  • One 2 Bedroom at $337,000
  • One 3 Bedroom at $780,000

In comparison, in September, 2013, there was only one 1 Bedroom sold at $209,900 so the activity and sales in the building has greatly improved from last year. you might contribute this to the increasing interest in the West Midtown area, and the fact that is is the only building left in the Midtown Atlanta area that would have new construction homes to buy.

As this area continues to develop and add new retail and other living options, White Provision and West Midtown are an exciting Midtown living option.

Park Central Condominiums was one of the early apartment-to-condo conversions in Midtown Atlanta in 1999.

It’s a great location, convenient to Peachtree Street and 12th and Midtown, as well as Piedmont Park. Other than Above The Four Seasons, it’s the ONLY Midtown Atlanta condo building that has an INDOOR lap pool! So when it’s cold outside, you can still get your exercise!

Let’s look at sales activity in the building for September….

  • Three 1 bedrooms ranging from $160,000  to $175,000
  • One 2 Bedroom at $260,000

PENDING LISTINGS (UNDER CONTRACT) (2)

  • One 1 Bedroom at $190,000
  • One 2 Bedroom at $249,000

SOLD (2)

  • Two 2 Bedrooms at $239,000 and $245,000

In comparison, in September, 2013, there were four 1 bedrooms that sold, ranging from $136,000 to $161,000 and three 2 Bedrooms that sold ranging from $191,000 to $240,000.

Another example of some nice price appreciation for the owners at Park Central Condominiums!

What’s My Tuscany Condo Worth? September 2014 Update

Tuscany Condominiums, located at the corner of Juniper and 10th Streets are convenient to Piedmont Park and the commercial corner of 10th and Piedmont!

There was some good activity in this community in September with six homes going Under Contract. Tuscany is attractive because of it’s still affordable pricing, but as you can see below, prices here have dramatically increased in the last year!

  • Two 1 Bedrooms at $150,000 and $170,000

In comparison, in September 2013, one 1 Bedroom sold at $122,000 and a two bedroom at $202,500.

Last year a one bedroom sold at $122,00o and this year they are selling at $170,000? That’s a better than 35% increase in price! Sitting on the real estate fence can be pretty expensive.
