What’s My Aqua Midtown Condo Worth?

Aqua Midtown made a splash into the Midtown Condo market as the market took a turn! MyMidtownMojo.com even had the developer listings for a period of 6 months when the developer was offering a Mini Cooper to agents that sold a home! He never gave one away!!!!

But fast forward to 2014, and it’s a different story. There was very little sales activity in September!

In comparison, in September, 2013 there were two 1 Bedroom homes that sold for $211,000 and $230,000.

Aqua Midtown Atlanta was the FIRST Midtown condo building to actually offer built 3 bedroom floor plans. The building has semi-private elevators that open into a foyer at each individual home!

What’s My Plaza Midtown Condo Worth?

Plaza Midtown is a unique living opportunity in Midtown Atlanta! Why? It’s the ONLY Midtown Atlanta condo building where you can ride the elevator right to the grocery store…Publix! Pretty awesome when it’s 15 degrees in January! but our September Market Report for Plaza Midtown Atlanta has some interesting numbers. Let’s take a look and then discuss!

ACTIVE LISTINGS (12)

  • One 1 Bedroom  listed at $199,900
  • ELEVEN 2 Bedrooms ranging from  $299,900 to $384,900

PENDING LISTINGS (UNDER CONTRACT) (9)

  • Three 1 Bedrooms ranging from $211,000 to $249,900
  • Six 2 Bedrooms ranging from $259,000 to $349,900

SOLD (3)

  • One 1 Bedroom at $180,000
  • Two 2 Bedrooms at $340,000 and $350,000

In comparison, in September, 2013, there were NO 1 Bedroom sales and Three 2 Bedrooms at $305,000, $371,833 and $375,000.

So, In 2013, the sales price of 2 bedrooms was higher, but there was less activity. But in September, 2014, Plaza Midtown has the largest inventory of For Sale listings of any of the major condominium buildings. Why’s this you ask?

I think it could be a combination of things. First off, market prices have risen to the point that owners can either now sell and not lose money, or at least break even if they want to move on. Another potential reason could be the construction of University House Apartments across Spring Street from Plaza Midtown. When this 20-story building is complete (the same height as Plaza Midtown) residents in the East Tower (950 West Peachtree Street address) that face West will somewhat lose their view. The new building is across the street and not right on top of Plaza, but it might be a factor for people selling.

Even with the number of homes For Sale, this is a great building and prices are still reasonable! I mean, $259,000 for a 2 bedroom???

What’s My Metropolis Midtown Condo Worth?

Metropolis Midtown Atlanta is not only the building that started the condominium building craze that now makes up Midtown, but it’s still a great Midtown Atlanta living option. The community has recently renovated all the residential corridors and they look fabulous! (Trust me, they were in dire need of it!)

The amenities of Metropolis Midtown are still some of the best with a HUGE fitness center, pool deck and upper level grilling/entertainment deck overlooking Peachtree Street.

Let’s take a look at the sales activity in September!

Metropolis Midtown Atlanta Condos

 

ACTIVE LISTINGS (7)

  • Six 1 Bedrooms ranging from $171,900 to $284,900
  • One 2 Bedroom at $334,900

PENDING LISTINGS (UNDER CONTRACT) (8)

  • Five 1 Bedrooms ranging from $142,900 to $249,000
  • Three 2 Bedrooms ranging from $227,000 to $324,900. (NOTE…the lower priced $227 is a 2 bedroom, 1 bath floor plan and they tend to sell for a bit less.)

SOLD (3)

  • Three 1 Bedrooms ranging from $169,500 to $244,900

In comparison, in September, 2013, there was just ONE 1 Bedroom (actually a studio floor plan) sold for $128,000 and Two 2 Bedrooms sold at $288,000 and $292,000.

As has been the trend in ALL of the Midtown condo buildings, the List, Under Contract and Sold prices at Metropolis Midtown Atlanta are up from last year! We do love reporting good

While prices have certainly gone up, the seem to have stabilized this month at Cornerstone Village. But if you were fortunate to have purchased during the down market, or a 2 bedroom last year, you’ve seen some incredible price appreciation!

  • Four 1 Bedrooms ranging from $129,000 to $145,000 ($129 is a short sale)
  • Two 2 Bedrooms listed at $210,000 and $229,000

PENDING LISTINGS (UNDER CONTRACT) (2)

  • Two 1 Bedrooms at $140,000 and $174,500

SOLD (3)

  • Three 2 Bedrooms at $208,500, $235,000 and $239,000. Note that two of these homes sold in less than 30 days and ALL of the homes sold at 96% of List Price.

In comparison, in September 2013, there was only one 1 Bedroom sold for $122,500. The dramatic difference in prices is found in 2 bedrooms. A like floor plan of those sold in 2014 sold in 2013 for $170,000. And it was not a distressed sale!

Cornerstone Village represents the best condo value in Midtown to be right on Peachtree Street, close to Georgia Tech and many restaurants.

  • Three 2 Bedrooms ranging from $310,000 to $384,000

PENDING LISTINGS (UNDER CONTRACT) (5)

  • One 1 Bedroom at $230,000
  • Four 2 Bedrooms ranging from $324,900 to $374,900

SOLD (5)

  • Two 1 Bedrooms at $210,000 and $223,000.  There was an additional 1 bedroom sold, but it was actually a 2 Bedroom that was converted to a 1 bedroom. It sold for $400,000.
  • Three 2 Bedrooms that sold from $319,900 to $389,750

In comparison, in September 2013, there were two 1 bedrooms that sold at $199,900 and $225,000. There were three 2 Bedrooms that sold, ranging from $374,000 to $379,000.  We also know earlier this year there was a 3 bedroom conversion that had been listed and was sold without a broker for $578,000.

With the exception of one floor plan that might sell at a lower price,  the 1 Bedroom homes have passed the $200,000 list and sale price! 2 Bedroom homes look to be consistent with prices in the mid to upper $300,000 range.

What Is Title Insurance in Georgia?

What is Title InsuranceBuying a home is unlike buying any other product or service in the world. Records for property purchased in the United States go back hundreds of years. Record keeping has not always been as sophisticated as it is today.  Many laws that affect ownership, taxes on property and other’s possible rights to property change and can adversely affect ownership of real estate.  Judgments, liens and other debts

belonging to previous owners of real estate can often appear in public record related to the property and often are not easy matters to simply dismiss.  Most people would be surprised to learn the variety of things that affect title to their property and how often those things become a problem.

When a buyer purchases a home and purchases an owner’s title insurance policy they are insured against these complicated matters. Owner’s title insurance guarantees the Buyer(s) right of ownership to their real estate, no matter who or what came before them. At Perrie & Associates we research the property ownership history going back up to 60 years. We will clear any matters that may stand in the way of ownership or cause liability or financial obligation before a buyer purchases and we’ll insure that the record of the transaction gets recorded properly and quickly.

Why is Title Insurance in Georgia Important?

Here’s how things could go wrong…

Midtown Atlanta Condo Title InsuranceIn extreme circumstances the seller may knowingly try to sell a home that he or she doesn’t even own or a renter may be posing as the property owner. Typical title issues are less worthy of a crime show, but more complicated. For example, the seller might have co-purchased the house ten years ago with a cousin that he/she hasn’t talked to since and is unaware that the cousin now needs to sign off on the sale. Or a problem might be lurking in the more distant past. For instance, the seller might have bought the home from a single woman, not realizing that her ex-husband still co-owned the property and hadn’t signed off on the sale as required. Or the seller might have inherited the house under the terms of a will that — oops — turns out to have been out-of-date and a more recent will leaves the house to someone else.

Liens also pose a significant threat to title. If liens have been filed against the home then specific people or agencies may have legally claimed the right to be paid from the proceeds of the property sale in order to settle the owner’s debt to them. Typical debts include taxes, child support, and contractor’s fees. These liens can stick to the house like glue until the house is sold or foreclosed on.

The lender will also require you to buy a “lender’s policy” covering and protecting the lender’s collateral in the home. Buyer’s often question “Why do we/I need both policies?”

There is no preliminary title search (no matter how complete) that can predict when a long-lost relative or heir will turn up. Or, whether paperwork buried for years under a misspelled name will reveal a claim concerning the property.

The lender’s policy will kick in to defend such claims and might resolve the matter against whoever brought it up. But what if the court decides that the long-lost relative is in fact the house’s true owner? Then the lender’s policy will cover the lender’s loss. However, the Buyer(s) will be out the amount of their down payment, principal payments and appreciation not to mention that they’ll no longer own the home! The owner’s policy, however, will cover the Buyer(s) financial loss up to the policy limits.
