I remember the couple dollars ( or few) that my parents shelled out to send me to the University of Houston and the Hilton College of Hotel and Restaurant Management. At that time, I’m not sure if my parents had the money to purchase a home or condo for me to live in..it was probably the time of 15% interest rates! A long term investment opportunity may be available to you once your son or daughter leaves school. Leasing your condo requires an approved leasing permit from the HOA!  This waiting list in most Midtown Atlanta condo buildings pushes FIVE YEARS! So, if you purchase now, and your student lives there for 4-5 years, and you’ve placed your name on the rental permit waiting list, you might clear it and be able to rent your Midtown Atlanta condo back out! Peachtree Walk Condominiums used to be tucked off of Peachtree Street and sort of away from the action. Not any more! With the arrival of the 12th and Midtown development, there is plenty happening on 11th and 12th Streets, where the building is located!

Those needing to take MARTA to work, or to the airport, will find the Midtown MARTA station just 1 block away on 10th Street! This building offers some great values to the Midtown Atlanta condo buyer, and with changes to the interior of your home, you can make a condo that really stands out when it comes time for resale.

  • 3 Active Listings include a 1- Bedroom listed at $109,900 and Two 2-Bedrooms listed at $159,000 and $174,000.
  • No Homes Under Contract!
  • One Home Sold in January, a  2 Bedroom at $150,000

In January, 2012, one 2-bedroom home sold for $127,000! Compare that to the sale this year….and you can see that Midtown Atlanta real estate prices are on the way up!

Midtown Atlanta Market Reports | Peachtree Lofts | January 2013

Peachtree Lofts was one of the very first condo conversions in Midtown Atlanta! A former office building was gutted and the insides redesigned with a variety of floor plans. The building arrived on the scene before granite and stainless steel kitchens were the “must haves.” However, get one of these at the right price, and renovate it, and you will have a jewel in cool building!

In January, here’s a snapshot of what was happening in Peachtree Lofts:

  • 4 Homes Listed For Sale — a 1 bedroom at $200,000 and three 2- bedrooms ranging from $179,000 – $264,000
  • Two 1-Bedrooms are Under Contract with List Prices of $110,000 and $132,000
  • One home SOLD in January, a 2-bedroom at $252,000

In January, 2012 the building had only 1 sale, a 1-bedroom at $97,900.

Notice a pattern here? Look at the SOLD price in 2012 and the Under Contract Price in 2013! Prices are headed in the right direction, especially with limited inventory to choose from!

Midtown Atlanta Market Report | Windsor Over Peachtree |January 2013

This month, we’d like to “officially welcome” Windsor Over Peachtree to our Monthly Midtown Atlanta Market Report. Nothing personal about the building, it just take time to get all these reports out each month! Yikes!

Windsor Over Peachtree is an apartment conversion, similar to 1280 West Condominiums in that they do not have washer/dryer connections in the homes. Another difference in this building is the the laundry facilities are located in a central area in the building, rather than on each floor. When I’ve been in the building showing rentals, I’ve asked people about the laundry situation and they say they’ve never had to wait to use machines. BUYING a condominium and not having washer/dryer connections might not work for everyone, but the prices are also much lower than other Midtown Atlanta condominium buildings.

Just like we saw in the report of 1280 West (and you’ll see in MANY of the Midtown Atlanta condo buildings) there is not much For Sale.

  • 1 One Bedroom Listed at $65,000
  • 3 Under Contract — Two 1-bedrooms at $47,000 and $59,000 and 1 2-bedroom at $72,900
  • There were No Sales in January, 2013

As a comparison to January, 2012 there also were no homes sold.

While a bit farther from the GATech campus, this is another “value option” for parents looking to purchase a condo for their GATech student.

Midtown Atlanta Market Report | 1280 West Condominiums | January 2013

This will be our first Market report for 1280 West Condominiums. We had not had this building on our list, for numerous reasons.

1280 West is a conversion for a former corporate apartment building, and as such, homes do not have washer/dryer connections in them. Some owners have “tossed” the dishwasher for euro-washers to have this convenience in their home. However, there are laundry facilities on each floor.

As is the story in most of the Midtown Atlanta condominium buildings, there is not much inventory at 1280 West.

  • 1 One Bedroom is listed at $105,000
  • An incredible EMPTY ENTIRE Floor is listed at $965,000. (I’ve got to get some photos of this one!)
  • 12 Homes are Under Contract, ranging from $40,000 – $105,000
  • There were no Sales in January, 2013.

As a comparison, in January, 2012 there were 5 Homes sold, ranging in price from $26,500- $59,000. This building was hit hard by foreclosures and short sales and may take some time to see the prices come back up.

Midtown Atlanta Market Report | Park Central Condominiums | January 2013

Park Central Condominiums are convenient to all that is Midtown Atlanta…especially Piedmont Park. But just across the street, you will find the new Loews’ Midtown Atlanta Hotel, part of the 12th & Midtown development with restaurants and CB2 for all your new condo furnishing needs!

Park Central boasts the only indoor pool for a Midtown Atlanta condo building. (Not counting the Four Seasons that is in a whole other price point!) Additionally, you can get a great workout in their fitness center, one of the largest I’ve seen in a condominium building!

So what’s happening with the real estate market at Park Central Condominiums….

Inventory is a bit higher in Park Central than other Midtown buildings, and there is also more homes Under Contract! Great news indeed!

  • 7 Active Listings
  • 1 One Bedroom listed at $204,000
  • Six 2-bedrooms listed in price from $189,000 – $249,000.
  • SIX homes Under Contract including three 1-bedrooms ranging from $124,000 – $144,000 and three 2-bedrooms ranging from $199,000 – $219,000
  • ONE home Sold in January, 2013, a 2 bedroom at $260,000

For comparison to January 2012, a 1 bedroom sold for $107,000 and a 2 bedroom at $156,000.

It’s clear to see that the prices are moving up at Park Central Condominiums!!
