Atlanta Condos For Sale | How Do I Select a Broker?

Whether you are a first-time buyer or first-time seller, or you have done this numerous times….having a team on your side is the most important part. And so is the Team Captain…your real estate broker.

Atlanta Condos For Sale | How Do I Select a Broker?

I often times see Midtown Atlanta Condos listed by agents that are not really familiar with the Midtown area. How do I know this? There are many key “triggers” I look for in the listing. But I can often tell.

When you select a real estate broker, the wife of your husband’s boss, or the husband of your kid’s grade school teacher may not be the best person for you to work with. During the process of buying and selling a home, you will be talking about your finances (what you can afford, how much you have saved, etc) and sometimes you might not really want to share that kind of information with one of the people listed.

Also important is the broker’s knowledge of the area. I live and sell Midtown Atlanta. Is your listing agent on the street of Midtown everyday? If they live in Marietta or Alpharetta, are they IN Midtown Atlanta every day? When they stand on your balcony and look at that vacant lot across the street, do they know there is a 36-story building proposed there that will dramatically change your view?

Have they seen the other condos in the building that are For Sale, or sold recently to know how your home compares to them?

And there are questions about how the broker will market your home, and the marketing fees involved.

Personal– time to downsize, a change of scenery or other life changing event might meant it’s time to sell.

Financial — maybe you bought at the height of the market and your value was down and you could NOT sell, but now the prices are such that you can. A job change could mean more money or less money to make your mortgage payment.

What Does The Closing Attorney Do? | Clearing Title

Buying Midtown Atlanta Real EstateThe closing process in real estate varies from state to state. In Georgia, we use closing attorney’s to complete the real estate sale. Other states use title companies. Very similar here. The closing attorney does not represent the Buyer OR the Seller in the process, but the lender. They complete all the documents as required by your lender that you sign at the closing. But there is one other “minor” detail they handle. Making sure you get a CLEAR title to the property you are purchasing!

What Does The Closing Attorney Do?

Having your offer accepted can be the most exciting feeling and yet often can be completely stressful at the same time. It is only stressful if the closing process isn’t clearly understood. The closing process is (for the most part) unfamiliar to people. The infrequency of occurrence coupled with the fact that the real estate purchase is often one of the most expensive purchases you make can be very unnerving for all. However, with the help of some basic information and some guidance, the home-purchase and the closing process can actually be smooth!!

During the few weeks (or so) between when your purchase offer is accepted and when the keys are handed over, there are many hurdles to overcome. One hurdle in particular is having a “cloud” on title. Any document, claim, unreleased lien or encumbrance that might invalidate or impair the title to real property is a cloud or a mark, on title. These clouds are discovered during a title search and need to be resolved prior to closing.

What Is A Cloud on Title?

But when you have a “cloud” on your title, it’s not so sunny. What is a Cloud on Title?

 Liens: Liens are the best known encumbrance (or cloud). They are monetary claims against a property to secure an obligation or debt of the property owner. The most common lien is a mortgage. A contractor could also place a mechanic’s lien on real estate for the construction of a driveway until the contractor is paid for their work. Liens for unpaid taxes and court judgments are also common.

In order to be “cleared-to-close”, these liens must be addressed. Some liens can show up on title and in reality not really be an issue at all. What this means is, the lien has been satisfied and paid in full, but the lien-holder neglected to release the lien with a satisfaction and release document. Most liens are mortgages and prior to closing a payoff is ordered and paid at the closing.

For listing agents– it is critical to stress the importance of the seller(s) submitting their “Seller Information Sheet” in order to have these potential issues discovered and remedied prior to closing. The Seller Information Sheet allows the pre-closers to make sure the title is ready for closing.

For selling agents- it is critical to stress patience to the client as the waiting process usually involves the seller submitting their information sheet, the pre-closers requesting payoffs and HOA letters, along with the underwriter and lender working on the preparation of the loan documents required to close.

The real estate transaction is a collaborative group effort. The co-oping agents, clients, the loan officer and the closing attorney collectively work together to fulfill their particular roles. When everyone is on-board and understands what their responsibilities are the closing can result in a smooth and pleasant experience for all parties involved!

There is a difference in home inspections on a single family home versus a condominium. So does that mean you should or should NOT get one?

Do I need a Home Inspection on a Midtown Atlanta Condo?

It’s a pretty simple one word answer…..Y E S!!!!

While a home inspection is more detailed than a condo inspection, as a Buyer you should still have one. The inspector can uncover any number of issues that need to be addressed, as well as help you learn about the systems in  your condo.

I recently had a condo inspection where the Buyer elected NOT to attend the inspection. I highly recommend you attend your inspection.  One of our preferred home inspection companies, National Property Inspections says it best here …..

What’s My Plaza Midtown Condo Worth?

Plaza Midtown is a unique living opportunity in Midtown Atlanta! Why? It’s the ONLY Midtown Atlanta condo building where you can ride the elevator right to the grocery store…Publix! Pretty awesome when it’s 15 degrees in January! but our September Market Report for Plaza Midtown Atlanta has some interesting numbers. Let’s take a look and then discuss!

ACTIVE LISTINGS (12)

  • One 1 Bedroom  listed at $199,900
  • ELEVEN 2 Bedrooms ranging from  $299,900 to $384,900

PENDING LISTINGS (UNDER CONTRACT) (9)

  • Three 1 Bedrooms ranging from $211,000 to $249,900
  • Six 2 Bedrooms ranging from $259,000 to $349,900

SOLD (3)

  • One 1 Bedroom at $180,000
  • Two 2 Bedrooms at $340,000 and $350,000

In comparison, in September, 2013, there were NO 1 Bedroom sales and Three 2 Bedrooms at $305,000, $371,833 and $375,000.

So, In 2013, the sales price of 2 bedrooms was higher, but there was less activity. But in September, 2014, Plaza Midtown has the largest inventory of For Sale listings of any of the major condominium buildings. Why’s this you ask?

I think it could be a combination of things. First off, market prices have risen to the point that owners can either now sell and not lose money, or at least break even if they want to move on. Another potential reason could be the construction of University House Apartments across Spring Street from Plaza Midtown. When this 20-story building is complete (the same height as Plaza Midtown) residents in the East Tower (950 West Peachtree Street address) that face West will somewhat lose their view. The new building is across the street and not right on top of Plaza, but it might be a factor for people selling.

Even with the number of homes For Sale, this is a great building and prices are still reasonable! I mean, $259,000 for a 2 bedroom???

What’s My Cornerstone Village Home Worth? September 2014 Update

While prices have certainly gone up, the seem to have stabilized this month at Cornerstone Village. But if you were fortunate to have purchased during the down market, or a 2 bedroom last year, you’ve seen some incredible price appreciation!

  • Four 1 Bedrooms ranging from $129,000 to $145,000 ($129 is a short sale)
  • Two 2 Bedrooms listed at $210,000 and $229,000

PENDING LISTINGS (UNDER CONTRACT) (2)

  • Two 1 Bedrooms at $140,000 and $174,500

SOLD (3)

  • Three 2 Bedrooms at $208,500, $235,000 and $239,000. Note that two of these homes sold in less than 30 days and ALL of the homes sold at 96% of List Price.

In comparison, in September 2013, there was only one 1 Bedroom sold for $122,500. The dramatic difference in prices is found in 2 bedrooms. A like floor plan of those sold in 2014 sold in 2013 for $170,000. And it was not a distressed sale!

Cornerstone Village represents the best condo value in Midtown to be right on Peachtree Street, close to Georgia Tech and many restaurants.
