NCR Corporation to Build Midtown Atlanta Headquarters

NCR Corporation announced on January 13 that they will build a new corporate headquarters on a 4 acre site in the heart of Midtown Atlanta, at 8th and Spring Streets. Our photo below indicates the site, across the street from Plaza Midtown and right next to SQ5 which is under construction.

In a story in the Atlanta Business Chronicle, it was reported that Atlanta is considering some $3.2 million in incentives to get NCR to bring the headquarters to Midtown. NCR has reported they will spend some $260 million to build on the site, which they have an agreement to buy.

The relocation would be huge for Atlanta and Midtown with some 3,600 employees being in the innovation/think tank area of Technology Square and Centergy.

The move is also a change for the company which first relocated from Ohio to suburban Duluth (Gwinnett County) some six years ago. “NCR is making a play for the Millennial workforce, which prefers the entertainment and cultural amenities of the city and rejects the long commute to the suburbs,” the Atlanta Business Chronicle reported.

Often times, a relocation of a corporate headquarters in the same city might not see many residential changes, but there may be many people that will now have much longer commutes from the suburbs of Atlanta and might want a change.

Atlanta Federal Reserve Lockhart sees interest rate hike by middle of the year

Well, the Atlanta Federal Reserve has spoken….and there is almost certainty that interest rates will rise at some point in 2015.

In an address to the Rotary Club of Atlanta, Federal Reserve Bank of Atlanta President and CEO, Dennis Lockhart summed it up in the first remarks of his speech….

As I look back on 2014 and look ahead to 2015, I can comfortably assert that, more and more, the U.S. economy is hitting on all cylinders. The recovery that began in 2009 is well-advanced, and we are getting closer to a point where the Fed’s Federal Open Market Committee (FOMC), the body that formulates monetary policy, can begin a process of normalizing the interest-rate environment. That process will begin with so-called “liftoff”—that is, the first increase in the policy rate.

So, perhaps we might want to jump off that fence….a minor increase in interest rates can change what you might qualify for in your mortgage!!!

Alta At The Park New Condo Building Proposed at Piedmont Park

The Midtown Alliance’s Development Review Committee (DRC) heard about yet another new development for Midtown Atlanta earlier this month…Alta At The Park.

New Condo Construction Midtown AtlantaThere are already construction cranes dotting the Midtown skyline again…..and as we know, they are all apartment  buildings. Nothing new for the Midtown Atlanta buyer seeking a NEW condominium product. Maybe this will be the change?

According to the story in the Atlanta Business Chronicle, Wood Partners LLC is already talking of tweaking the project and building it as condominiums. The proposal calls for 220 condominiums atop a podium parking of some 6 stories. Meaning if the first homes start on the 7th Floor, everyone would start out with a pretty awesome view!

The location of the building is just across 12th Street from Luxe Midtown. The main entrance will be on 12th, with a secondary entrance on Dickinson Place.

MyMidtownMojo.com will certainly be keeping an eye on this proposal. With limited inventory in re-sale condos, and current new construction starting at $700,000….if priced in the $300-600,000 range I’d think it would sell out fairly quick.

Sitting proudly on Peachtree Street, between 6th and 7th Streets, Viewpoint Midtown was one of the last new buildings completed before the turn of the real estate market. While developed by Condo King—Novare — at least this was the result of improvements on past buildings they built.

There really is a wide variety of homes in this building! The “den” feature was a first for our new high rise buildings and gives the homeowner some flexible space for a home office or guest room. Some people have done renovations and removed the 3/4 wall and made it a dining area (depending on the floor plan).

When searching for homes in Viewpoint Midtown, you need to know what the floor plans are like. For example, there is one 2-bedroom floor plan that has the second bedroom open..with no doors. (the “05” stack) So if you were thinking you had two separate bedrooms, you might be in for a surprise! The second bedroom can be closed off in unique ways with french doors, sliding doors or a wall with some type of opaque window.

When looking at condominium living, you not only want to look at the personal space of your own home, but the amenities the building has to offer. And Viewpoint Midtown scores a “10” when it comes to amenities!

Located on the 11th and 12th floors, amenities include a Club Room, Movie Theater, Catering Kitchen, Lap Pool, Grilling Bar, Zen Garden, Outdoor Living Room and an expansive Fitness Center.

The street-level retail of Viewpoint Midtown seems to finally be taking shape. There is BB&T, the newly opened World of Beer and a salon and massage studio. Starbucks, on the corner of 7th Street will soon be temporarily located in Viewpoint while the construction of Seventh Midtown (one of ONLY two new condo buildings currently planned) takes place. Once that building is complete, they will move back into the first floor.
