What? We don’t have any picture hangers? Or Nails? So, down the elevator you go, into the car, out of the garage, down Peachtree Street, left on Ponce and all the way to Home Depot at Midtown Promenade on Ponce. Remember that trip?

Where is Ace Hardware Store in MidtownMidtown now has a totally cool, urban hardware store…and you can w-a-l-k to it! A big welcome to The Midtown Ace Hardware Store. It’s located on the corner of Juniper and 7th Streets. That would be on the back side of Viewpoint Midtown and just down the block from the under construction Seventh Midtown.

We’ve already been in the store twice for light bulbs and an HVAC filter. Zach Stafford, the owner is sure to greet you when you arrive or certainly before you leave! The team is attentive, and if there is something you need and they don’t have it, they will get it in stock. They are all about knowing what their customers want in the store!

It’s a full hardware store, just scaled down. Paint, no problem. Hardware, no problem. Lawn and Garden, not only no problem but the store will have a “First For Midtown” outdoor garden center along the side of the store on 7th Street. We can hardly wait to see what they bring in there!

Residents of Historic Midtown will enjoy the convenience of this store as well, since they too have to make the same trek to the Home Depot!

In speaking with the owner, he will be working with the various Midtown condominium HOA’s to offer Community Discount nights for specific buildings. Now when did you ever hear of Home Depot doing something like THAT!

Atlanta Real Estate to outperform rest of the United States

Atlanta Real EstateThe Atlanta real estate market is brisk and most metrics indicate positive growth. The seller’s market continues and Atlanta will likely out-perform the rest of the country in both value growth and unit volume.

The intown market has experienced the greatest appreciation, with many communities seeing more than a 20 percent increase in value since early 2013. Empty-nesters and millennials alike continue to migrate to the intown market to take advantage of the lifestyle benefits that urban density offers … including restaurants, shopping, public transportation, entertainment … and of course the Beltline. The Beltline phenomenon may be the single biggest driver for intown growth outside of the rebound of key intown employment sectors. Professionals are seeking communities that offer a walkable live-work lifestyle and are abandoning expensive commutes. The announcement that NCR will move 3,500 employees into the city only reinforces this trend.

With prices having accelerated to 2007 levels in many intown and Buckhead sub-markets, I think we can expect only moderate value increases in 2015. Inventory has stabilized into the four-month range (six is considered normal) as seller pent-up demand levels off. Clearly, there appears to be a normalizing in the market. Sellers can sell at prices that motivate them and buyers, anxious to lock in — in advance of rising prices — and at low rates, continue to step up.

311 Harp Road Fayetteville GA 30215The suburban market was subject to some of the market’s worst foreclosure rates and value declines in the recession. The evaporation of foreclosure notices has helped property values rebound. Suburban values are edging close to 2004 levels, according to Case-Shiller. Also, the tide of foreign purchasers continues to be a positive factor for suburban — and to a lesser extent — intown sellers. Anecdotal reports suggest that as many as 20 percent of all suburban purchases are driven by international buyers. This is true at all price points. The Atlanta market continues to be a magnet for inbound international migration as well as foreign investment.

Exurban markets continue to lag, but are showing unit and price growth as well. Only the second home market remains for value hunters. Prices in the North Georgia and North Carolina mountains — as well as the Georgia coast — have not yet approached a full rebound, though anecdotal reports from our brokers are that signs of vibrancy are returning. That said, absorption is still slow in those markets.

New home construction is at a seven-year high. Intown infill building has led the way with players scouting the market for tear-downs. With builder margins in the 20 percent range and so much buyer pent-up demand for new construction product, it’s clear that home-building will be a leader in the 2015 market. Of course, leading corporate homebuilders are selling new homes as fast as they can build them in the suburbs.

MyMidtownMojo Sells Viewpoint Midtown AtlantaThe vibrancy of the intown and Buckhead condo markets continues to surprise. Inventory is at a record low (one to two months) and prices are rising at the rate of 1 percent per month and have been doing so for 24 months. Buckhead uber-luxury projects such as Sovereign and The Ritz-Carlton Residences, which had been sluggish, are now long sold out. The Mandarin Oriental – with unit prices in the $2 million range – only has some 18 homes remaining. The Midtown market’s key recession-plagued projects — 1010, Luxe, Viewpoint, and lower Buckhead’s The Brookwood — are also long recovered with recession buyers in those projects being rewarded richly in this seller’s market. With few or no new condo projects over 100 units on the horizon, lack of inventory will continue to drive price gains. In Midtown, only The Atlantic (some 250 units remain) and The Lowes project (60 units, give or take) are scheduled to release new inventory in 2015. Alta, a Wood Partners proposed 250-unit project on Piedmont Park, has yet to confirm whether its units will be built for sale or lease.

Interest rates continue to remain at historical record lows and lending requirements appear to be softening. Good or bad, Fannie Mae and Freddie Mac have just unveiled new mortgage programs that will allow qualified homebuyers to put down as little as three percent and President Obama has announced reductions in private mortgage insurance (PMI) rates. This should aid first-time buyers, buttressing the foundation of the marketplace, and allow trade-up buyers to migrate through the cycle.

In short, 2015 looks to be a fine year to be in the residential real estate business whether you’re a broker, a builder, a lender, a closing agent … or a buyer or seller.

Atlanta Condos For Sale |Lizzie Chapel Flats Inman Park

Lizzie Chapel Flats sold all homes (6 of them) at prices ranging from $629,900 to $749,900. Unit 201, which originally sold for the $749,900 price was on the market in 2018 for $840,000 but there were no takers, and the home was taken off the market.  Considering they were to originally spend around $935,000 to create the new units, there was a nice return on the investment! 

 

Looks like another small, but unique condo option will be appearing on the Atlanta condo market in the near future!

What Now Atlanta reported that plans have been filed for the Lizzie Chapel Baptist Church in Inman Park.

Karios Development will convert the historic church into 6 individual condominiums. “Located in one of intown Atlanta’s most popular neighborhoods, Lizzie Chapel Flats is a restoration and renovation project converting an historic church into six distinctive condominiums,” according to Kairos’ website.

The story reports that some $935,000 will be spent to build out the 6 homes, at roughly 2500 square feet each.

The location will be an awesome one…easy walking distance to the newly opened Krog Street Market as well as the Atlanta Beltline.

Atlanta Condos For Sale | How Do I Select a Broker?

Whether you are a first-time buyer or first-time seller, or you have done this numerous times….having a team on your side is the most important part. And so is the Team Captain…your real estate broker.

Atlanta Condos For Sale | How Do I Select a Broker?

I often times see Midtown Atlanta Condos listed by agents that are not really familiar with the Midtown area. How do I know this? There are many key “triggers” I look for in the listing. But I can often tell.

When you select a real estate broker, the wife of your husband’s boss, or the husband of your kid’s grade school teacher may not be the best person for you to work with. During the process of buying and selling a home, you will be talking about your finances (what you can afford, how much you have saved, etc) and sometimes you might not really want to share that kind of information with one of the people listed.

Also important is the broker’s knowledge of the area. I live and sell Midtown Atlanta. Is your listing agent on the street of Midtown everyday? If they live in Marietta or Alpharetta, are they IN Midtown Atlanta every day? When they stand on your balcony and look at that vacant lot across the street, do they know there is a 36-story building proposed there that will dramatically change your view?

Have they seen the other condos in the building that are For Sale, or sold recently to know how your home compares to them?

And there are questions about how the broker will market your home, and the marketing fees involved.

Will Seventh Midtown Block My View at Viewpoint Midtown?

As a real estate broker that specializes in Midtown Atlanta real estate, a question that comes up more often than not is, “Will my view stay like this?” And this question comes when we are looking out the windows, or better yet, standing on the balcony. When a construction crane is in sight…..all the more!

Will Seventh Midtown Block My View at Viewpoint Midtown?

The Midtown fixture and central meeting spot, Starbucks at 7th Street has seen the bulldozer as construction begins on the new condo building, Seventh Midtown. And potential buyers at next door Viewpoint Midtown are asking, “Will Seventh Midtown Block my view at Viewpoint Midtown?

The good answer is….NO!

Seventh Midtown Building Location

This photo obviously still shows the Starbucks building, but my shaky hand has drawn a square approximately where the Seventh Midtown building will be located. As you can see, it is to be 10 stories and should not rise above the 11th Floor Zen Garden at Viewpoint.

If you are looking to purchase a condo in Viewpoint Midtown, the unit numbers that face North would end in 02,04.06,08,10,12 and 14. So if you were looking at 1104, first off you would have a limited view anyways, as you are right on the Zen Garden level. But you would not see the top of Seventh Midtown. Additionally, if you went up to say 1710, you would look down, and see the rooftop of the new building, but it would not impact your view.

I always tell my clients that you can never guarantee your view, but with my knowledge of the market in Midtown, I have a pretty good idea of what is going where, or what could go in a particular location. That information can help you make a more informed buying decision.
