Midtown Atlanta Market Report | White Provision | January 2013

Although not in Midtown “proper,” White Provision Residences in Midtown West are one of the last remaining condominium buildings that have Brand New, Never Lived In inventory!  Our January, 2013 report will indicate 13 homes listed, but there may be some inventory that is not showing in the MLS. However, it’s fairly safe to say the the options in White Provision are becoming limited indeed!

Here is a breakdown of the current inventory:

  • Three 1 Bedroom homes ranging from $210,000-250,000
  • Seven 2 Bedroom homes ranging from $275,000 – $817,000
  • Two 3-bedroom homes at $395,000 and $807,000
  • ONE home sold in January, a 2 bedroom at $300,000

These prices may seem a bit “all over the board” when you look at them but they vary based on the floor in the building and the square footage of the home. As an example, the one 2 bedroom home at $817,000 is actually a Penthouse home, but is only a 2 bedroom.

White Provision and the Midtown West area are a great Intown Atlanta living option. There is additional new construction happening just across the street, and around the corner, both new apartment buildings. But the completion of those buildings will just add more people and activity to the area!

Midtown Atlanta Market Report | 805 Peachtree | January, 2013

805 Peachtree is a great example of the condominium conversions that took place in the late 1990’s before new construction took off a couple years later. 805 Peachtree was a former office building, gutted and touches of South Beach’s Art Deco neighborhood and Bauhaus modernist architecture come to mind when you see the interior and amenities area of this building. The design allowed for only 1 of each floor plan per floor, adding to the distinctive design of the homes and their interiors.

The look at the activity in 805 Peachtree is pretty easy, with no homes Sold or Under Contract in January, 2013.

The same was true in January, 2012.

Midtown Atlanta Market Report | 1010 Midtown | January 2013

Now, the last remaining new construction condominium building in Midtown Atlanta,  1010 Midtown Atlanta is selling quickly. When the real estate market turned, 1010 Midtown Atlanta only “adjusted” prices once, and held firm ground on their building. As a result, the prices have remained steady.

The building has a unique location on the curve of Peachtree Street as it heads North in Midtown, hence many of the homes on the Eastern/Southern side of the building have amazing vistas of Peachtree Street, Midtown and Downtown.

With it being the last new building, activity was brisk in January. Let’s take a look…

Let’s look at the breakdown of these numbers…

  • Twenty Active Listings include the following:
  • 7 One Bedroom homes ranging from $220,000 – $299,000
  • 9 Two Bedroom homes ranging from $400,000 – $749,000
  • 3 Three Bedroom homes ranging from $1,000,000 – $1,380,000
  • Under Contract Listings include the following:
  • 2 One Bedrooms at an average of $228,500
  • 4 Two Bedrooms ranging from $459,000 – $590,000
  • 1 Three Bedroom at $534,900
  • Sold Listings include the following:
  • 2 One Bedrooms at $244,000
  • 3 Two Bedrooms at $493,000
  • 1 Three Bedroom at $1,250,000

Certainly, 1010 Midtown represents some of the priciest condos sold, especially in the 2 and 3 bedroom price ranges. But you can quickly see the price appreciation trend here. SOLD 2 bedrooms at $493 and UNDER CONTRACT up to $590!!

My last word was the building is at about 85% sold. With some of the upper price points in Midtown Atlanta condos, they may be here for awhile, or they may sell, since there is no other new construction to choose from! We’ll have to watch and see for sure!

I also was told by a sales representative that they may actually RAISE prices on some of the homes. How’s THAT for an indication of a Seller’s Market?

This Midtown Atlanta building has had challenges from the beginning. It arrived on the market as the market turned South, and the finishes in the homes were not what many buyers had expected. But, the floor plans are amazing, with extra large bathrooms, balconies and some great views!

  • ACTIVE LISTINGS One Bedrooms — 1 at $259,000 (One bedrooms are over 1,000 sq. ft)
  • ACTIVE LISTINGS Three Bedrooms — 2 with one at $572,000 and one at $675,000
  • UNDER CONTRACT a Two Bedroom at $350,000
  • SOLD – No homes sold in January, 2013

In January, 2012, there was 1 three-bedroom home that sold for $465,000. Compare this to the current list prices of three bedrooms, and again we see prices on the rise in this Midtown Atlanta condo community.

A review of these numbers shows:

  • ACTIVE LISTINGS — One 1 Bedroom at $179,500
  • ACTIVE LISTINGS — Four 2 Bedrooms ranging from $299,000-$349,000
  • ACTIVE LISTINGS — 1 Three Bedroom (a combined unit) at $750,000
  • UNDER CONTRACT — Three 1 Bedrooms ranging from $175-185,000
  • UNDER CONTRACT — Two 2 Bedrooms at $299,000 and $338,000
  • SOLD — No homes sold in January, 2013

In comparison, in January, 2012, there was One 1 Bedroom sold at $124,000 and a 2 Bedroom at $193,000.

Prices for 2 Bedrooms have risen $100,000 from 2012 to 2013!!! We’ll watch to see what those homes that are Under Contract finally close at, but you probably have missed the bottom of the market for this Midtown Atlanta building!

The Tuscany Condominiums are located at 10th and Juniper Streets. This community is made up of 4 separate buildings that feature courtyards, fountains, fish ponds and of course a pool.

The location is convenient to the Midtown MARTA station, as well as the 10th and Piedmont corner and Piedmont Park.

Again, limited inventory is found in this Midtown Atlanta condo community!

The sales activity in Tuscany Condominiums looks like this:

  • Five 1- Bedroom homes are Active Listings, with prices ranging from $110,000  – $150,000.
  • Four homes are Under Contract. A 1-bedroom at $119,000 and three 2-bedrooms ranging from $160,000 – $225,000.
  • No Homes Sold in January!

As a comparison, there were no homes sold in January, 2012.
