Spire Midtown is one of the “Sister Buildings” I refer to since it sits directly across the street from Viewpoint Midtown. Both buildings were built by Novare Group, Viewpoint being their last one before the real estate market took a “turn.”

Spire has been a very popular Midtown Atlanta condo choice ever since the building first delivered homes in 2007. While it has seen its share of short sales and foreclosures, there is clear evidence that the prices are on the rise in this building as well.

Market Reports for Spire Midtown Atlanta Condos For Sale

There are a couple unique homes currently listed in Spire Midtown:

  • Two 1 Bedroom homes listed at $159,000 and $173,000
  • Two 2 Bedroom homes listed at $320,000 and $339,000
  • A Penthouse (28th Floor Front Corner 2-story) home is listed at $675,000
  • A combined 2 bedroom and 1 bedroom (still only a 2 bedroom) at $499,000 on the 23rd Floor
  • There are Five homes Under Contract — Four 1 Bedrooms ranging in price from $169-179,000 and One 2 Bedroom at $289,000.
  • One home Sold, a 1 bedroom at $190,000

In comparison, in January, 2012 there were NO sales in the building.

List prices are rising in this building, and I suspect in a few months you won’t get a 2 bedroom home for under $300,000. The building has a strong HOA, and has been quite strict on their leasing policies to keep everything in check.

Metropolis Midtown was another “five for five” in activity in December. There were 5 Active Listings and 5 homes Under Contract or Sold.

  • Three 1-Bedrooms For Sale with a List Price of $114,000-160,000
  • Two 2-Bedrooms For Sale, one at $269,900 and one at $285,000
  • Two Homes were Under Contract, a 1 Bedroom at $110,000 and a 2 bedroom at $279,900
  • THREE homes SOLD in December with an average Sales Price of $148,000.

In December, 2011, there was only one home sold at $120,000

Midtown Atlanta Market Report | Cornerstone Village December 2012

 

Cornerstone Village was one of the busier Midtown Atlanta condominium communities in December. Between Active Listings and homes Under Contract, and Solds, there were 18 homes with “activity.”

 

Market Reports for Cornerstone Village

 

A detailed look at the activity in Cornerstone Village for December shows:

  • Eight 1-Bedroom Homes Listed For Sale from $73,000 – $135,000
  • One 2-Bedroom home Listed For Sale at $189,000
  • 8 Homes Under contract with an Average List Price of $90,500 for traditional sales and $104,500 for short sales. (Will be interesting to see how these homes close out once the short sale process is completed)
  • ONE home Sold in December at $76,500

This compares to 2011 when there were SIX homes that sold:

  • 1- Bedroom Average Sales Price $73,000
  • 2 Bedroom Average Sales Price $187,500

 

Cornerstone Village still leads the way in the value-priced options for Midtown Atlanta condo living. You have a Peachtree Street address, and most of the amenities of other condo buildings. The unique layout of the community (4 separate buildings) does not allow for a central lobby with a concierge, but all buildings have secured access via key fobs/cards.

Cornerstone Village is also the closest condo building to GA Tech with great prices for students and parents looking for off-campus housing options.

December, 2012 was a “five for five” month. There were five Active listings, two Under Contract and three homes sold!

Market Report for Viewpoint Midtown Atlanta

 

Of those Five Active Listings, there were four 1-bedroom homes ranging in list price from $189,000-239,000.

There was one 2-bedroom home listed at $329,900.

Three homes were Under Contract, with 1 bedrooms ranging from $154-224,000 and a two bedroom at $338,000.

Homes Sold in December included a 1 bedroom +den at $235,000 and a 2 bedroom home at $342,500.

The December, 2012 Market Report for Spire Midtown Atlanta shows a VERY clear picture of the inventory, or lack thereof in many Midtown Atlanta condo buildings!

Market Reports for Spire Midtown Atlanta

 

There were just FIVE active listings, four 1-bedroom homes ranging from $164-174,000 and a unique combination of two homes into one (although still only a 2 bedroom) at $499,000.

3 homes sold in December with an average Sales Price of $154,000 for 1 bedrooms and $259,000 for 2 bedrooms.  2 homes were Under Contract , a 1 bedroom at $127,000 and a 2 bedroom at $219,000.

Spire Midtown Atlanta is still one of the most popular Midtown Atlanta condo buildings. If you’re looking to buy in this building, you best keep a close eye if you have a certain floor plan in mind….as your choices will be limited and most likely Sold quickly.
