Atlanta’s Lost Spaces Abound | Riverwalk Atlanta and Hartsfield Incinerator

November 21, 2013 by Thom Abbott

I suppose every city (well maybe not New York or Los Angeles) have lost spaces, waiting to be re-discovered. As a real estate broker, I find myself in many a place that most Atlantan’s have never even been, much less heard of. And then, I even learn about a place I knew nothing about.

A story popped on my Facebook wall this morning and it sent me off in search of exactly where the Hartsfield Incinerator might be located. Well, without a visual drive, I’m guessing, but, maybe where the check mark is on the map below?

Riverwalk Atlanta

The“Riverwalk Atlanta” project would be a 100-plus-acre park on the Chattahoochee River, with the derelict Hartsfield Incinerator site perched at the main entrance like a reminder of Atlanta’s industrial past, says Josh Green in the article from Curbed Atlanta. The incinerator site includes property along the river owned by Georgia Power, which has already granted a conservancy easement, so that’s why I’m thinking this may be the location since it shows a Georgia Power plant along the river.

The Curbed Atlanta article has drawings of what the eventual park could look like, as well as a shot of the overgrown incinerator.

An additional search found the website, RiverwalkAtlanta.org and it has some great information about this project and others along the Chattahoochee River.

Another “lost space” in this area that has already been pegged for redevelopment as part of the Atlanta Beltline is the Bellwood Quarry. I’ve been to this location on a Beltline tour…and it’s hard to imagine this is “hiding” within eyesight of West Midtown and Midtown Atlanta.

If you are new to Atlanta, and might be around for another 20 years…you are going to have some impressive additions to the city in the years to come!

To the casual observer from older, denser cities, Atlanta can appear to be full of gaps. Holes. Vibrancy interruptions. In the grand…

Thom Abbott‘s insight:

I’ve seen and noted many of theses buildings and think, “opportunity, opportunity, opportunity!!” Let’s hope all these places are future shining stars in the continued rise of the ATL!

How Much Living Space Do You Need?

July 5, 2013 by Thom Abbott

When showing Midtown Atlanta condos, it can often be an adjustment for the Buyer who may be coming from another city, or a single family home, but looking to experience the urban walk-ability of Midtown Atlanta. A one-bedroom can be as small as 600 sq. ft. and a two-bedroom ranges from just under 1,000 sq. ft. to around 1200 sq. ft. Now the 1200 sq. ft. condominium is certainly a comfortable amount of space to live in.

Your needs might be different. Lots of out-of-town guests plus need for a home office might cramp your style a bit. But how much space do you REALLY need?

Do you think, even if money was no object, you would need a house THIS big?

Houzz. Have You Discovered THIS Site?

May 19, 2013 by Thom Abbott

Contemporary Bathroom by Thornhill Interior Designer Avalon Interiors

You might think that living in a condominium limits your creativity when it comes to remodeling or making changes. Nothing could be further from the truth. What MAY limit you is your pocketbook, or your imagination.

Mind you, remodeling in a condominium is much different than living in a single family home. In a house, it’s all yours. You don’t share walls, or have pipes from other peoples homes passing through the walls of your house. But in a condo, you do. But that should not stop you from thinking about changes you could make. You just have to follow more of a process.

But if you need to start coming up with some ideas, and you have not yet found Houzz..…let me be the first to introduce you!

This awesome site is jam packed with all kinds of ideas for every room in your condo…from the kitchen to the closets! You will find all kinds of neat ideas here.

And you can do minor, or you can do major….just depends. You want to keep the cost in mind in comparison to how long you have, or will be living in your condo. If you think you will be selling soon, don’t pump a ton of money into something you won’t get a return on. but some minor things you CAN do to a Midtown Atlanta condo are also easy. My first suggestion to any of my Buyers is change out the kitchen back splash.  If you buy in an older building, adding tile to the kitchen and bath floors could be a nice change. Also, although more pricey, is a shower/tub surround re-tile.

Whatever your plans, or ideas, you’ll get a great start at Houzz!

Penny McHenry Hydrangea Festival | June 1-2 | Douglasville

May 12, 2013 by Thom Abbott

Penny McHenry Hydranga Festival
Photo Compliments of Penny McHenry Hydranga Festival

The end of last month, I put out a post, Atlanta Spring Festivals – May 2013. If you’ve not yet seen it, please click on the link for some great info about festival in, and around Atlanta in May.

Obviously, my post found its way to the Penny McHenry Hydrangea Festival organizers, and they posted a comment about their festival. It’s the first weekend in June, but I did not want to miss posting about it, for your information, and as a “Thank You” for reading MY blog!

Here is some of festival history from the Penny McHenry Hydrangea Festival website. I just might have to venture out for this one!

The Festival name, Penny McHenry Hydrangea Festival, is named in honor and memory of Penny McHenry, founder of the American Hydrangea Society. Penny has been featured on TV shows and too many magazines to mention. Her love for hydrangeas grew as a result of a friend sending her a hydrangea when she lost her daughter. She propagated that hydrangea and the rest is history. Penny passed away in June of 2006. Southern Living Magazine paid tribute to Penny in the July, 2006 issue. The Penny Mac and Mini Penny hydrangeas were named for Penny. We have been given permission by Pennys family to pay tribute to her by naming the festival in her memory. Her family has also graciously given us a few of Pennys treasures for the Douglas County Museum of History and Art located in the Old Courthouse in historic downtown Douglasville, Georgia.

The first Penny McHenry Hydrangea Festival took place on June 6 and 7, 2008 with the theme being Pennies from Heaven and featured the Penny Mc Hydrangea. There was a Hydrangea Ball, A Standard Flower Show, Day Garden Tours, Moonlight and Magnolias*, an evening progressive dinner garden tour, Art Show and Sale, Antique Show and Sale Plant Sale and much more.

Now heading into the sixth year, the dream continues… More and more hydrangeas are planted each year to beautify the community.more awareness is created in preservation of heirloom plants, history, historic places and guests have visited from 65 Georgia cities, 12 states and 5 foreign countries. The 6th Annual Penny McHenry Hydrangea Festival is scheduled for June 1 and June 2, 2013 and will feature the Blushing Bride hydrangea as the lead specimen for the Flower Show.

And if you are thinking, What on EARTH would I do at a hydrangea festival when I live in a Midtown Atlanta condo? Well, first off, it will give you an opportunity to see something you may not have seen before (I can say I’ve only passed Douglasville when I’ve been on I-20!) and you could maybe sneak a potted hydrangea onto your balcony?

Midtown Atlanta Food and Wine FestivalAtlanta Food and Wine Festival — May 30 – June 2 — MIDTOWN ATLANTA!

I’m not sure what you say about this event. The organizers went to the Aspen Food and Wine event and said we needed one in Atlanta…and boy do we have it! This event has relocated a bit in Midtown to the area of 10th and 11th Streets between West Peachtree and Peachtree Streets. See The Map Here!  This is not an event for those with an empty wallet….Day Passes are $185

And last, but not least, an AWESOME event to venture out of Atlanta for….

Helen to the Atlantic Balloon Race and Festival – May 30 – June 1 — Helen, GA (North GA Mountains)

Helen to the Atlantic Balloon RaceThe South’s oldest balloon event and the United States’ only long distance hot air balloon race will begin (weather permitting) with a mass ascension of  30 bright and colorful hot air balloons, in North Georgia’s Alpine Village – Helen.   Race competitors and local flyers will take to the sky at 7:00 am, Thursday, May 30, 2013.  If the weather conditions are too windy or storms are forecast, the take off will be postponed until conditions are acceptable. Check out their Facebook Page HERE!

The people of Helen believe that Helen, Georgia is the center of their world and in Columbus’ day the Atlantic Ocean was the “edge of the Earth”.  Thus, Pete Hodkinson came up with the concept for the Helen to the Atlantic Balloon Race.  The race begins in Helen and the finish line is I-95 (anywhere between Maine and Miami).  The shortest distance is 225 miles and the race usually takes two days.  It has been done in one day, while some races have taken as many as four days.  Six to ten balloons will be competing in the cross country race.

And of course, the Village of Helen is an experience as well!
