It was not a very active month as we look at the Midtown Atlanta Market Report for Tuscany Condominiums, June, 2012.

There are currently 6 Active Listings, ranging in price from $109,000 to $225,000. There is 1 Short Sale Pending Approval at $90,000.

4 homes are Under Contract with an Average List Price of $118,000

There were NO SALES in June, 2012 or June, 2011.

Midtown Atlanta Market Report | White Provision Residences June 2012

As we look at the Midtown Atlanta Market Report for White Provision Residences for June ,2012, we see some movement in inventory in this incredible Midtown West living opportunity. With no new condominium construction underway, this is your last chance for sometime to own new construction in Midtown West.

Last month, White Provision Residences had 13 Active Listings compared to 10 in June. Of the 10 listings, the One Bedroom home is listed at $228,900. Two Bedroom homes range in price from $252,000 to $358,000. There are two “penthouse” homes still available listed at $768,000 and $778,000. I can personally tell you both of these homes are beautiful and offer sweeping views of Atlantic Station, Midtown Atlanta AND the Downtown Atlanta skyline. At night…..Wow!

There are 5 homes Pending, all Two Bedrooms with list prices ranging from $244,000 to $374,000. Two homes Sold in June, 2012, both 2 bedrooms with an Average Sales Price of $277,000.

In comparison, in June, 2011, there were only 2 sales, both 1 bedrooms with and average Sales Price of $195,000.

As we take a look at the Midtown Atlanta Market Report for Park Central, for June ,2012, we see the continued trend we see in ALL Midtown Atlanta Condominium buildings.  Very Little Inventory for a Buyer to pick from = a SELLER’s Market!

  • 6 Active Listings — 1 Bedrooms at $117,000 and 2 Bedrooms at $229,000
  • 3 Short Sales Under Contract  ranging in price from $99,000 to $156,000
  • 3 Pending Sales ranging in price from $142,000 to $229,000
  • 2 Homes SOLD in June, 2012, one at $121,000 and one at $125,000

Park Central Condominiums in Midtown Atlanta had NO SALES in June, 2011. The Midtown Atlanta Market Report for Park Central shows the trend in many of our Midtown Atlanta communities…the available Homes For Sale is under 10 homes in MANYof the buildings!!

As we look at the Midtown Atlanta Market Report for The Dakota Condominiums for June, 2012, it’s a great indicator of the reduced inventory available to Midtown Atlanta condo buyers!

That’s right — ONE listing (a 1-bedroom) at $229,000, ONE Pending Sale of a 2-bedroom at $259,000 and ONE Sold last month, a 2-bedroom at $289,000.

Not much to report in the Midtown Atlanta Market Report for The Dakota Condominiums for June, 2012! Sought after townhome floor plans are not For Sale, and most likely because many of them sold back in the height of the market and Seller’s would be taking a huge loss on the sale.

The Dakota Condominiums are a desirable building as they offer spacious floor plans in a variety of 1 and 2 bedroom flats and the 2-story townhome floor plans. While the community does not have a lobby entrance and 24-hour concierge, it’s a great community with a roof-top pool, fitness room and convenient to Peachtree Street and Piedmont Park.

We’ll keep an eye on activity at The Dakota Condominiums and see when things start to pick up in listings and sales.

A look at the Midtown Atlanta Market Report for Metropolis Midtown Atlanta May, 2012 looks much like it did last month!

 Midtown Atlanta Market Report | Metropolis Midtown Atlanta May 2012

The break down is as follows:

  • 7 Active Listings range in price from $135,000 -$599,000
  • 3 Short Sale Listings with an average List price of $118,000
  • 5 Under Contract Listings — 1 bedroom Average at $137,000 and 2 bedroom average at $287,000
  • 4 homes Sold in May, 2012. The average sales price for a 1 bedroom was $142,000 and the 2 Bedrooms at $255,000

Certainly, short sales and/or foreclosures make it difficult to bring prices up. There is only 3 this month, which helps.  But it’s also good to see the Average Sales price at $142,000 for the 1 bedroom homes.

Metropolis Midtown Atlanta is, and has been, a popular Midtown Atlanta address. The 7th and 8th floor amenites, unique lobby and wide variety of floor plans (lots of studi-types) make this a great choice for any condominium buyer.

Midtown Atlanta Market Report | Viewpoint Midtown May 2012

As we look at the Midtown Atlanta Market Report for Viewpoint Midtown May, 2012, we see the number of homes For Sale has inched up by 2, but the number of homes that closed in May, 2012 was down to only ONE! There are 4 homes Pending Sale compared with 3 homes last month.

 Intown Atlanta Real Estate Market Reports

  • 8 Active Listings — 1-bedrooms range from $179,000 – $194,000 and 2-bedrooms range from $274,000 to $350,000
  • 4 Pending Listings with a 1-bedroom average of $207,000 and a 2-bedroom average of $301,000
  • 1 2-bedroom home sold in May, 2012 at $325,000.

In May, 2011, there were two sales of 1 bedrooms with an average Sales Price of $197,000

So far, Viewpoint has only had a few foreclosures so that is helping to keep the prices in the building stable. This is still a MyMidtownMojo favorite building, but we now caution Buyers that the HOA recently changed rules and the Club Room can no longer be reserved for private resident events. So, if you are familiar with condominium buildings and residents having birthday or holiday parties in the club room, you won’t be doing that at Viewpoint anymore!  Just something to keep in mind!
