As we take a look at the Midtown Atlanta Market Report for Plaza Midtown, April 2012, we see an emerging trend in Midtown Atlanta condominium sales….The inventory is scarce!!!

I can remember when this building easily had 20 or more homes listed For Sale. But now, just FIVE, yes, 1,2,3,4, FIVE homes For Sale!

The current Average List Price is $300,940. There are two homes Pending Lender Approval with an Average List Pric of $139,900. Two additional homes are Pending Sale with a 2-Bedroom home at $275,000 and a 1-Bedroom at $156,000.

There was just one home Sold, a 2-Bedroom at $219,900.

Last year, 5 homes sold in April, 2011. Two bedrooms had an average price of $225,000 and one bedrooms $118,000

So, we have listings in the $300’s, Pending Sales at $275 and a sold property at $219. Looks like prices are starting to climb in Plaza Midtown. Of course, this upward progress will depend on any additional foreclosure or short sale listings.

Viewpoint Midtown Atlanta sold out in 2011! This was great news for owners in the building! However, since then, Buyers looking to purchase a home in Viewpoint Midtown have had very, very limited options. And the same is still true for April, 2012.

The building has 378 homes, yet there are only 6 homes currently listed For Sale. Of those, 4 are 2 bedrooms, and 2 are 1 bedrooms. There is also one foreclosure listed on the market (a 1 bedroom). Average list price ranges from $350,000 to $187,000.

There are 3 Pending Sales for April. Four homes sold a Viewpoint Midtown last month. The average sales price for a 1 bedroom was $198,000 and the two bedrooms were at $287,000.

In 2011, there were three homes sold. A 2 bedroom at $299,000 and a 1 bedroom for $194,000. Homes in Viewpoint Midtown have been holding steady in value, and with only a few foreclosures, this will help this building continue to be one of the most popular new Midtown Atlanta condominium communities.

In the Midtown Atlanta Market Report for Spire Midtown, April 2012, we see some activity in this popular community.

Spire Midtown April 2012 Market Report

There are currently 11 homes on the market ranging in price from a high of $725,000 to a low of $127,000.

Twelve (12) homes are Under Contract, but it is interesting to note that 9 of them are Pending Lender Approval or short sales. 3 of them are traditional sales. The average Sales Price is between $153-162,000. The prices range from a high of $265,000 to a low of $110,000.

Only 1 home sold in April, 2012. It was a 2 bedroom at $337,000

In comparison, in April, 2011 there was also only one home sold, a 1 bedroom at $146,500.

1010 Midtown Atlanta Listings April 2012Well….it would now seem that 1010 Midtown Atlanta is the big kid in the playground! Why? It’s your LAST NEW CONSTRUCTION opportunity in Midtown Atlanta! With the sell out of Luxe Midtown and Viewpoint Midtown, and the conversion of The Atlantic to rentals, this is the only option remaining! So let’s look at the Midtown Atlanta Market Report for 1010 Midtown, March, 2012.

I’ve skirted 1010 Midtown for sometime. Mainly because I knew there were other options in Midtown Atlanta highrise living. But now that this is the last option……however, it will price many a condo buyer out of the New Construction and into a re-sale. If you look at the graph on the right, this is a list of homes in the MLS from 1010. See that one listing circled? That is a ONE BEDROOM! Yikes! I’ll have to venture over and see that one for myself.

Here is a look at the activity in 1010 Midtown, but keep in mind that if a home was not listed in the MLS and sold, it will not appear in these numbers. This is only what is in the MLS.

Unlike most Midtown Atlanta condo buildings, 1010 Midtown Atlanta homes have finished ceilings. Other buildings have the exposed concrete ceilings. The building has impressive floor plan options….the only strange thing they did was put the club room on one level and the pool on another. Strange flow, but I guess the architect figured people at the pool would not be in the club room? Right?

The building does offer amazing views. But one always has to be cautious as to what may be coming around the area. 12th & Midtown is now developing a luxury apartment building at the corner of 12th and Cresent Streets. At 20 some stories, many homes on the western side of 1010 Midtown Atlanta will lose their view!

For the Midtown Atlanta Market Report for March, 2012, Spire Midtown Atlanta has the most activity so far. With 10 homes on the market, and 11 Under Contract…their is movement in the building for sure.

Probably the biggest challenge with a Spire Midtown Atlanta condo purchase is that most of the lower priced homes are short sales. If you are willing to ride out the short sale process, you could be instore for a great deal! The Active List price ranges from $138,000 to $725,000 for the just listed 2801 Penthouse!  Those homes Under Contract include 7 that are Pending Lender Approval, 4 that are Pending and three homes sold. The average sales price was $134,300 for these one bedrooms.
