Renters get victimized by scammers who offer low rates on houses they don’t own

Now the second largest source of mortgage money in the country — Freddie Mac — is warning about a troubling new wave of post-crash fraud: scammers who illegally rent out its foreclosed and for-sale homes to unsuspecting consumers shopping for houses to lease. The bogus landlords don’t own the properties — Freddie does — and they have no right to offer them to anyone. But they use Craigslist and other online sites to advertise them to prospective tenants.

Typically the rents are tantalizing — say, $1,200 a month for a three-bedroom home in a neighborhood where similar houses command double that — and the terms are straightforward: Pay us a one-month security deposit and one or two months’ rent upfront — always in cash or money order — and we give you the keys, no questions asked. The fraud promoters sometimes change the locks on the front door, remove the lockbox installed by the realty broker marketing the house for Freddie Mac and tell prospects: Oh, and don’t worry about that real estate sign in the front yard offering the house for sale. We tried to sell the house but it didn’t work out, so now we’re renting it.

Dear Mr. Buyer, You Are NOT Alone!

Multiple Bids in a Buyers MarketHas the real estate market improved? I’m asked this question daily, if not several times daily! It can easily be answered with “Dear Mr. Buyer, You Are NOT Alone!”

What does that mean you as a Buyer of real estate in Atlanta, and especially Midtown Atlanta and Intown Atlanta neighborhoods? It means you might not get the first home or condo you make an offer on. WHAT?

The Multiple Bid Market Place

What is a multiple bid market place? It means there is more than one Buyer interested in a property. What happens in this situation? We are out looking at Midtown Atlanta condos or other Intown Atlanta real estate, and we find the top choice of the homes we have looked at. We look at the comparables, the market, the building, and how this home is priced, and we make our offer. In most offers, we ask for a response back within 24 hours.

I’ll get a call or email from the Listing Agent that says something like, “We have received multiple offers for this property. The Seller is calling for Highest and Best by 5pm on (insert date).” I’ll call you immediately and let you know that we have to look at our offer and make revisions, if you want to. What do you mean, IF I want to? We might feel we already offered the best price. But there are other parts of our offer that can be changed to improve our offer. Due diligence time period, closing costs, financing or appraisal contingencies are all parts of an offer that can be change to improve your purchase position. If it is a home or condo you really want, you may want to offer more, remove the appraisal contingency and know that if your offer is higher than what the home appraises for, that you will bring that additional money to closing.

This type of situation is one reason why I always have my Buyers’ rank properties after we have viewed them. In case we don’t get #1, we already know the next one we are interested in….if IT is still available.

The market of Atlanta has dramatically changed from 2008, when we had something like 112, 000 homes on the market. Today, the inventory is around 30,000 homes. And of course, not every one of those is in the area YOU want to buy or at the PRICE you want. Meaning, there might be numerous condos for sale in Midtown Atlanta, but not in the building (s) you are interested in.

Dear Mr. Buyer, You Are NOT Alone!  Be prepared to possibly “battle” for the Intown Atlanta home or condo you are looking to buy!

Georgia foreclosures fall 20% in Q3 – Atlanta Business Chronicle

NOTE: Yes, the number of foreclosures may be a large number, but it is a number that covers the STATE, not just Atlanta or even Midtown Atlanta. A foreclosure in good condition will now have multiple bids on it, and can often be under contract within ONE day! 

If you are looking for Intown Atlanta real estate, BE PREPARED! Have your loan pre-approval done. Have your check book with you to write that earnest money check. AND, have your agent be prepared with a blank Purchase and Sale Agreement and necessary forms so you can make that offer right there and get it in the pipeline!

Georgia’s foreclosure rate continued to drop in the third quarter and in September, but it remains among the states with the most foreclosures, RealtyTrac reported Thursday.
Georgia ranked fifth-highest among the states with 27,039 foreclosures, or one in every 151 housing units, the third quarter. This was down 19.6 percent from the third quarter of 2011 and down 23 percent from the second quarter of 2012.
For September, Georgia ranked sixth-highest in the nation with 7,691 foreclosures — down 33 percent from September 2011 and down 19 percent from August 2012.

We’ll have paperbacks, hardbacks, CDs and DVDs for children and adults. We have an especially good selection of almost new popular adult fiction hardbacks. The Midtown Neighborhood Festival Impact – Crank Up The Music

Music Midtown September 21-22, 2012Music Midtown 2012 is virtually here as tens of thousands of music-loving fans will be pouring into Piedmont Park on Friday and Saturday. It’s an exciting event featuring some very popular musical acts, but not everyone is whistling a happy tune.

There are concerned residents from neighborhoods that surround the park who wonder why Midtown must bear the burden in order for the rest of metro Atlanta and visitors to party during a string of spring, summer and fall festivals and events staged in and near the park.

Some contend it’s just part of the deal that comes with living in Midtown. Still, others want to insure that Midtown and Piedmont Park doesn’t get taken advantage of. Piedmont Park Conservancy (PPC) Director of Public Relations & Marketing Aimedra Kelley wrote in an email to Midtown Patch:
“Piedmont Park does not benefit from events like Music Midtown. Even though Piedmont Park hosts 85 percent of all permitted events in the City of Atlanta, there is no direct funding from those events supporting Piedmont Park Conservancy’s effort to maintain the Park. All of the funds raised from Conservancy events like Season of Magic, The Green Concert and more directly support the care and continued maintenance of Piedmont Park.”

The City does receive financial compensation from Live Nation Entertainment, which produces Music Midtown. According to City of Atlanta Special Events Coordinator Adrienne Wright, the City receives $250,000, plus $1 for each ticket that is sold that is contributed to Mayor Kasim Reed’s Centers of Hope initiative, which helps fund recreation centers and after-school activities for young people in the city, including upgrades to computer labs, security and other IT needs.

As is the case with all gated, ticketed events at Piedmont Park, it is up to the promoter to repair any damage sustained by the park, including turf damage. This year, the base of the two Music Midtown stages will have been in place for a full week before they’re removed.
