Lake Sinclair Blog: One more time why buyers should use the tried and true loan officers on my list

This blog post comes from a fellow broker and good friend, Tammy Lankford Baker who is located on Lake Sinclair. There are many times when we are working with a Buyer that comes to us with “their lender” and want to work with them. I’ll ask what is the relationship, and why do you need to work with that individual? It’s not that their lender may not know what they are doing, but sometimes…..they don’t. They may be with a major bank and underwriting (loan approval) is done in another state. That’s a problem just waiting to happen. As a Buyer, your goal is to buy a new home or condominium. Let a TEAM of people we have put together that we KNOW will make it happen work for you!

Daylight Savings Returns It’s Time to “Fall Back.”

Fall Back for Daylight Savings Time November 3, 2012Ah, yes, it’s that time of the year to adjust our clocks again! Unfortunately, it’s not just the external alarm clock on your nightstand that you may have to adjust. I find this time change kind of depressing. By 6pm it will be pitch black (where did THAT phrase come from anyway?) So by dinner time, we will be in the dark till morning.

Daylight Savings Returns It’s Time to “Fall Back.”

Now for morning people like me, maybe this WILL be a good thing! I find myself getting up at 6am, and it is dark, so with light coming in the bedroom window, maybe the early morning rise will be easier? But I still don’t like this dark at 6pm thing.

What IS Daylight Savings and Where Did It Come From?

That was a question I asked myself just as I wrote this post. Where did the idea for Daylight Savings Come from anyway? Here is a brief portion of an explanation I found at Wikipedia:

“From 1945 to 1966, there was no federal law regarding daylight saving time, so states and localities were free to choose whether to observe it, and could choose when it began and ended. By 1962, the transportation industry found the lack of nationwide consistency in time observance confusing enough to push for federal regulation. This drive resulted in the Uniform Time Act of 1966 (P.L. 89-387). Beginning in 1967, the act mandated standard time within the established time zones and provided for advanced time: clocks would be advanced one hour beginning at 2:00 a.m. on the last Sunday in April and turned back one hour at 2:00 a.m. on the last Sunday in October.”

I always had a hard time remembering which I had to do, turn the clock back, or move it forward. I finally remembered the “Spring Forward” and “Fall Back” routine.

So, Saturday night, November 3, 2012, Fall Back, and get yourself an extra hour of sleep. Then spend the next 5-7 days referring to “well it’s really only (insert time)” Oh yes, you know you do it too!

I mean, it’s not like a single family home on a one-half acre lot….you do have neighbors right next door. So, that is why you have covenants, conditions and restrictions (CC&Rs) which are the governing documents that dictate how the homeowners association operates and what rules you have to follow.

As Super Storm bears down on the New Jersey coast line and points inland, we’ve felt outer winds way over here in Atlanta! Wind and high rises are not always a problem..but what’s on your balcony…that is a whole other story! Rules about what you can have on your condo balcony vary widely from building to building. Those buildings like Viewpoint Midtown and Spire Midtown have even more strict rules because of the nature of the design of the balconies and how they cantilever out and are mostly exposed to the elements, including wind.

I took this picture today from the 14th Floor of Viewpoint Midtown. You should be able to see that a chair on each of the balconies has been blown over. The wind force 14 stories up in the air is very different from the street. Couple that with the wind circling around a building and patio furniture, it not heavy enough can be lifted up and over a balcony railing. Can you imagine the force that a piece of furniture would hit the ground 14 stories below? Lethal for sure, if it hit anyone.

I was once on the street in front of another condo building with a pool deck on the 7th floor. While stopped in traffic, an umbrella from one of the tables landed on the sidewalk. Thankfully, there was no one walking anywhere close, but again, it could of been a disaster.

Older adults welcome robot help with chores

Grandma and Grandpa would love a little robotic help around the house, a new study has found.

In a survey, a team of psychologists and engineers found that adults over age 65 felt generally positive toward the idea of having a robot help them with chores, although they preferred humans help for tasks such as getting dressed or eating. The study was designed to help robot-makers design appealing bots for seniors in the future, especially older people who want help so they are able to live in their own homes instead of moving to an assisted living facility or a relative’s house.

Robots and Georgia Tech“There are many misconceptions about older adults having negative attitudes toward robots,” Cory-Ann Smarr, a doctoral student in psychology who worked on the survey, said in a statement. “The people we interviewed were very enthusiastic and optimistic about robots in their daily lives.”

Smarr and her colleagues at the Georgia Institute of Technology showed 21 people aged 65 to 93 a video about a home robot, the PR2, made by California-based robotics developer Willow Garage. Researchers then asked the study participants the tasks for which they would want robotic assistance.

The heightened demand is fueled by record-low mortgage rates. Freddie Mac reported on Thursday that the 30-year fixed-rate average was 3.59 percent. The 30-year rate has been below 4 percent all but one week this year. The 15-year fixed-rate average has lingered below 3 percent the past 11 weeks. These low rates make homeownership more affordable. Many would-be homeowners, spurred by the low rates, are seeking to buy, but they aren’t finding much to choose from. Maybe some points here for ATL Buyers!
