Is Your Midtown Atlanta Condo Listed Correctly?

The agent interviews are over, the paperwork is done, the lockbox is installed and you are ready for the showings! But they don’t happen!! Did you pick the wrong agent? (Honey, I TOLD you we should of listed with Thom Abbott!) Is the price to high? Maybe you should ask your agent if Your Midtown Atlanta Condo is Listed Properly?

Is Your Midtown Atlanta Condo Listed Correctly?

How do you know? You would hope that your agent knows what they are doing, right? But there are numerous little mistakes that can happen during the listing process that can quickly send your Midtown Atlanta Condo to Forsyth County and Cumming, some 20 miles away! Let’s take a look at some common mistakes and how you might find them.

Your Condo Listed in the the Wrong “Area”

Is Your Midtown Atlanta Condo Listed Correctly?In Metro Atlanta, our two listing services (FMLS and GaMLS) have the city divided into areas but numbers. (For this discussion we will use FMLS numbrs)  Midtown Atlanta is in Area 23. Some agents like myself are responsible for putting your listing into the listing service. Others may have a coordinator, assistant or office manager that does this. So, the Area may have been written down wrong, or the agent/office manager could of made a wrong key stroke. By adding an extra “2” to the Area Number, you have just listed your Midtown Atlanta Condo in Forsyth County, about 20 miles NORTH of Midtown! Whoops!

How do YOU, the Seller know if this happened? Well, you do not have any websites that search real estate by FMLS Area’s. So, once your condo is listed, ask your agent to give you a Competitive Market Analysis (CMA) of the neighborhood, or building where you have your home For Sale. If it’s not appearing in that CMA, Bingo!

 

Your Condominium Name is Spelled Wrong!

Plaza Midtown Atlanta Condos For SaleNO! Not really? Ah, YES….REALLY! As an agent that specializes in Midtown Atlanta Condominiums, I have specific searches built for all the major condo buildings in Midtown Atlanta. For example, let’s say you live in Plaza Midtown Condominiums and have your condo listed For Sale. I have heard some Buyers and even Owners refer to the building as Midtown Plaza. Well, search for a listing in “Midtown Plaza”, and get nothing. (Midtown Plaza is actually an OFFICE BUILDING located on West Peachtree Street. A search with just the word “Plaza” will also bring up ANY listing with the word “Plaza” and there is another condo community with that word. 

So, I as an agent that knows the building names could MISS your listing if the building name is not listed correctly (or SPELLED correctly) on your listing. How do You, The Seller know if this happened? Once your listing is Active, again ask for a CMA of all the condos listed in Plaza Midtown.  On the right is an example of a search using just the word “Plaza.” (Note: I do an area search as well to look for EVERYTHING, but does every agent?)

Your Condominium Building Is in the Wrong Zip Code?

Midtown Atlanta is split between TWO Zip Codes….30308 and 30309. And the dividing line does not follow ANY logic! If you live in Spire Midtown Atlanta, you are 30308. Go just two blocks North on Peachtree Street to Metropolis Midtown Atlanta and you are now in 30309! These are the main Zip Codes for Midtown, but if you were searching for Midtown West, it’s in 30318.

One overall way to make sure your Midtown Atlanta Condo is listed correctly is to have your agent provide you a copy of the FMLS AGENT report. We can print reports in a variety of ways, but the AGENT report gives detailed information not visible to the Public. (A portion of one is below.)

Do You Have the Measurements of that Midtown Atlanta Condo?

How Big are Midtown Atlanta Condos?Questions we are asked as real estate professionals range from reasonable to riduclous, and everything in between. In my time, I’ve found most questions to be reasonable. Keeping in mind that Buyers and Sellers all are individuals with their own wants and needs. So of course those questions will vary. I’m often asked about the size of a condo but, Do You have the Measurements of that Midtown Atlanta Condo?

In selling Midtown Atlanta condos for the past 6 years, I’ve become pretty knowledgable in the various buildings in my market. One key component of my market knowledge is floor plans for many of the buildings. Most of these came for original sales/developer materials. So, as a result they list total square footage, but dont’ look to “pretty” if you muddy them up with the dimensions of every room, nook and cranny.

I had a request today from an agent who showed one of my listings. I’m not sure how versed she is in condo sales, as she also asked me for an additional parking space as the Buyer has 2 cars. Ah, rule of thumb…1 parking space per bedroom and mine is a 1 bedroom. She also asked me if the Seller had a floor plan of the condo. I replied I did…and in fact, it was emailed to her before we even finished the conversation. About 30 minutes later came the e-mail, “Do You have the Measurements for that condo?”

A word to the wise, both in Buying or Selling (showing) Midtown Atlanta condominiums. Bring your tape measure.

Another word to the wise…that sectional that looks so lovely in your living room will probably not fit in a condo living room.

If you are buying a condominium, you may not be able to visualize your furniture there, or if your bed will fit. So, make sure you bring a tape measure to check the space.

Midtown Atlanta Condos With Pools

Midtown Atlanta Condos With PoolsIt’s March in Atlanta….so what does that mean? We will soon be living up to our name “Hotlanta” as the summer temps head into the 90’s and a humidity number to match! It can make for sticky days…but what better way to take off the summer heat than a dip in the pool. And to do that you would need a Midtown Atlanta Condo With a Pool!

I’ve often had a Midtown Atlanta Condo Buyer tell me that a pool is not that important to them when they are looking for a home. To this, I often reply, “You may not use the pool, but you always want to think about the day you want to sell, and what the next owner may want.” Also, I’ve had buyers experience a Midtown Atlanta summer, and later say, “Oh, we are so glad you sold us a condo in a building with a pool.” See, I told you so!

With a single family home and a pool in the back yard, you the homeowner, are responsible for the maintenance and upkeep. But in a condominium, the pool maintenance is handled by the homeowner’s association (HOA) and is part of the monthly HOA fee you pay. So, you get to enjoy the pool, without having to do the work. How awesome is that!

Midtown Atlanta Condos With PoolsMidtown Atlanta Condo Pools do come in all shapes and sizes. While most of them are well thought out and designed with the user in mind, you will find an occasional pool that does not have a big “wow” factor. But even some condo buildings, like Cornerstone Village and Peachtree Lofts are making renovations to their pool areas. 805 Peachtree did some major changes to their pool area a couple years ago. Newer condo buildings like Viewpoint Midtown and Plaza Midtown Atlanta made their pool designs a major selling point of the community.

Interestingly enough, it is actually easier to tell you the Midtown Atlanta Condo communities that DO NOT have a pool, rather than list the ones that do. These Midtown Atlanta Condo buildings do not have pools:

  • Palmer Phelan
  • Biltmore House
  • Colony Square
  • Hanover House
  • 33 Ponce
  • Reid House
  • Grinnell (Inman Park Area)
  • The DeSoto
  • Fourteenth Place
  • Piedmont Park West Lofts
  • Lofts @ The Park
  • Juniper Lofts

I may have missed a building or two, because they are smaller communities. But if you are interested in any Midtown Atlanta condo, and want to know if they have a pool, just let us know.

If You Don’t Live in Midtown Atlanta What Are My Choices? | LaVista Park

As a real estate broker, I try not to be a “jack-of-all-neighborhoods.” You know, the saying “jack-of-all-trades” in that you can do a little bit of everything. The same applies to real estate. We have a word or phrase for it…..niche marketing.  My niche market is Midtown Atlanta. But, If You Don’t Live in Midtown Atlanta What Are My Choices? But I do like to know the options for buyers when they can’t find exactly what they want in Historic Midtown Atlanta.

LaVista Park Intown Atlanta Real Estate CommunityThis post is inspired by a couple of things. First, my knowledge of the Midtown Atlanta real estate market, and second by the question I am often asked, “If I can’t afford a single family home in Midtown Atlanta, where CAN I live and still be close to all that Midtown has to offer? One of those answer is….LaVista Park.

LaVista Park is located Northeast of Midtown Atlanta via Piedmont Road, Cheshire Bridge Road and then Lavista Road or Sheridan Drive. By car, the dining and arts of Midtown are a mere 10 mintues away. The map below gives you an idea of the location of LaVista Park in relation to Midtown Atlanta.

According to the ByLaws of the LaVista Park Civic Association, the official boundaries are:

(1) Chantilly Drive on the North and East, Sheridan Road on the South, and the county line of the West;
(2) Citadel Road on the North, Brookforest Drive on the East, LaVista Road on the South, and the county line on the West; (3) Citadel Road on the North, Briarcliff Road on the East; LaVista Road on the South, Brookforest Drive on the West; and
(4) Sheridan Road on the North, Briarcliff Road on the East; Citadel Road on the South, Beech Haven Road on the West.
 
Established in the 1950’s, LaVista Park features a variety of home styles ranging from modern ranch homes to newer, infill construction that can sometimes be referred to as “McMansions.” It’s a wooded neighborhood, and weather can sometimes bring some of those trees down. But the wooded lots are still a beautiful part of LaVista Park.
 
The neighborhood schools include BriarVista Elementary, Druid Hills Middle School and Druid Hills High School which is an International Baccalaureate School.  Shopping is conveniently located on all side of the neighborhood, from the Tara Theatre area with a Publix Market, to the Briarcliff/Druid Hills area with a Super Target to the Toco Hills Shopping Center at LaVista Road and Druid Hills Road.
 
For residents of LaVista Park that work elsewhere in Atlanta, interstate access is easy at Cheshire Bridge and I-85. GA400 is nearby for access to the Perimeter area and beyond. Cheshire Bridge Road changes to Lenox Road at I-85 and is a direct route to Buckhead, Lenox Mall and Phipps Plaza.
 
 
If You Don’t Live in Midtown Atlanta, Lavista Park is an excellent choice of neighborhoods that is close by. Here are some of the homes available in the LaVista Park.

Why Do I Have To Decide So Quick When Buying an Intown Atlanta Home?

I was out with a first time home buyer this past week. They were uncertain if they even wanted to purchase a home, but they took the first necessary step and were pre approved with one of my lender. An important first step, so, as a Buyer, you are comfortable with the price of the homes we are going to look at.

So off we went. This particular Buyer had already identified for homes they wanted to see. From the time our initial conversations started until we hit the street, one of those 4 homes went Under Contract. So, there were 3 left. We saw home number 1….so-so I’ll call it. Number 2, we will call it WOW! Number 3 –another so-so.

Home number 2 was a stunning multi-story town home that was hard to believe it was a foreclosure. A washer/dryer and a new refrigerator was all it was going to need. Not even painting! (Ok the fridge was a science experiment in mold growth….)

We talked about the home, and the price. I told this Buyer that this home was under priced, would end up in a bidding war and would sell well over the list price. My Buyer replied, “I don’t like to be rushed.” I advised her I was not rushing her, but more guiding her that if she was at all interested in this home, that we needed to get our offer in sooner than later.  I also mentioned a saying we sometimes reference in real estate, “If you sleep on it tonight, you won’t sleep in it tomorrow.”

To make a long story short…..25 offers submitted on the same home, and we also missed the highest and best offer deadline by about 10 hours. So, Why Do I Have To Decide So Quick When Buying an Intown Atlanta Home?

Midtown Atlanta Homes For SaleCurrently, in the Metro Atlanta area, there is approximately 46,000 homes listed For Sale. Compare that to a few years back when a local real estate company had lighed billboards proclaiming some 100,000 PLUS homes on the market. The times have changed.

Take a look at this search map of Midtown Atlanta condominiums and townhomes currently for sale.  This is a pretty large area! IN this area, there are just 349 condominiums/townhomes and 75 single-family homes listed For Sale. 

 Just 424 purchasing options in Midtown Atlanta!

So, Why Do I Have to decide So Quick When Buying an Intown Atlanta Home?  Because you do not have a whole lot of choices, and you are not the only one with a shopping cart.
