What Condos Have Sold in Midtown Atlanta?

Midtown Market Report November 2015I was at my desk bright and early this morning (that would be 6:30am for me!) and I had not yet thought of a blog topic for today. So the question came to ME, and then I figured it had to come to you if you were looking to Buy or Sell a Midtown Atlanta Condo….

What Condos Have Sold in Midtown Atlanta?

And we want to keep this information pretty relevant if you are on the edge of getting ready to Buy, or the edge of getting ready to LIST your Midtown Atlanta Condo For Sale, right? So, I did a map search of the MLS (shown at the right) for the last 30 days and came up with the following results:

There were 34 condo sales in the aforementioned map area, ranging in sales price from $74,900 at Melrose Park, to $762,500 at Spire Midtown for a combined condo. (two units combined to one…specifically Number 2305….she was a beauty by the way!)

Some other noteworthy sales include a 1 bedroom at 1010 Midtown for $323,500 and a 1 bedroom at Aqua for $300,000. Y-E-S…I said a 1 bedroom! For you “How Much was that per sq. ft.?” types, 1010 was $371 per sq. ft. and $283 per sq. ft. at Aqua. The 1010 home was 872 sq. ft. vs. 1,060 at Aqua. Was one a better deal than the other? Well you certainly got more square footage for your money at Aqua. But, if you are looking at monthly costs, the HOA at 1010 is $260 per month vs. $527 at Aqua. That’s a bit of a difference on your monthly costs!

I’ve included a list below of all the 34 sales, so you can see the buildings that had sales, and the prices. Another notable fact….over half of the sales were OVER $200,000. Just showing any Buyer sitting on the fence, that waiting will probably only cost you more. Interesting note is the inventory at Cornerstone Village…. some nice options got taken up at a $150-170,000 range, and the current listings in the building ar at $160 and $190,000. Also, there are two 2-bedroom listings that have been on the market for 90 days. Buyers are looking for value, but can’t wrap their heads around the open loft-style of these two listings. (Both have walls that do not go all the way to the ceiling, so privacy in the bedrooms is limited.) Mind you, a creative agent can point out how easy it would be to close off a bedroom with minimal construction and create a totally unique space and condo for the building. But hey, that’s just my salesman mind at work!

Norfolk Southern To Add 250 Jobs to Midtown Atlanta

Promenade II Midtown Atlanta GeorgiaReal Estate Biz Now is reporting that Norfolk Southern is seeking some $75 million in revenue bonds from the City of Atlanta’s economic development arm, Invest Atlanta, to renovate it’s Midtown offices at Promenade.

Norfolk Southern To Add 250 Jobs to Midtown Atlanta

Documents filed with Invest Atlanta state that Norfolk Southern will relocate some 250 employees from Virginia to Atlanta, and want to do a full renovation of their office space, including everything from plumbing, roofing, energy and architectural upgrades.

The new jobs at the 38-story Midtown tower will have an average wage of $86,000 per year.

Viewpoint Midtown Will Soon Have a New Neighbor

I’ve always said to any of my buyer clients, “If there is a vacant lot, there is always the potential of a building going up there.”

Such is what I have always said when showing homes with a North-facing view at Viewpoint Midtown. The view from these homes looks out over 7th Street, to Metropolis Midtown and beyond.

To give you your bearings, the Skyhouse South parking deck is in the lower left corner of the photo. You are looking at the building from the corner of 7th and Juniper Streets, where in fact the main entrance to the apartment building (YES…MORE apartments for Midtown Atlanta). Due to the unique nature of the lot, the Peachtree-facing portion will actually be a 4-5 story office building connected to the 30-story high rise.

Hear that all you North facing Viewpoint residents? 30 stories. Viewpoint is 36 stories.

Screenshot 2015-09-08 22.47.42Most of the review this evening by the Midtown Alliance Development Review Committee (DRC) was favorable for the project, and we can probably expect to see construction start sometime in 2016.

The project gives new definition to the meaning of mixed used, as the office building will share the parking with the residential portion, rather than having a separate garage. A roof-top terrace will be on top of the office portion for the office tenants, and there will be an amenities level on the 7th or 8th floor that will include a pool, roof top garden and grilling area and club room amenities such as movie theater, a potential open function space available for residents for private events, and a fitness center.

Plans call for 350 apartment homes, 11,220 square feet of ground floor retail, and 43,025 sq. ft of office space. The information says 28 stories, but during the presentation, 30 stories was also mentioned.

The corner of Peachtree and 7th Streets is shown below, and current plans call for four retails spaces of various sizes.

Midtown Atlanta Market Report | July 2015 $200-300,000

Midtown Atlanta condominiums really do come in all shapes, sizes…and prices. Let’s take a look at the sales for July, 2015 for condominium sales with a price range of $200,000 to $300,000.

Active Listings

Midtown Market $200-300K August 24, 2015

67 condominiums are on the market in Area 23 (Of which the majority of Midtown Atlanta is in based on the FMLS) If you are looking for a 2 bedroom, and think you can’t find one under $300,000, a look at the listings shows numerous 2 bedroom options, mind you not all of them are in the central part of Midtown. But we did see listings in buildings like Park Central, Mayfair Tower and Peachtree Walk.

Just 16 homes are showing Under Contract. Keep in mind, we specifically pull those listings that went Under Contract during the month of July. There are actually 61 homes Under Contract in Area 23.

Here we get a bigger picture of the market….and we had a couple interesting bits with Days On Market! There was one listing with a ZERO, and the average in July, 2015 was just 21 days on the market! WOW! In comparison, in July 2014, there were 33 homes sold at an average of $247,572. While the Average Sales price is down for July of this year, I’m not concerned. It just means there were Buyers out there that picked up the low hanging fruit!

So, why did YOUR home not sell?

There can be a number of reasons, but in Midtown Atlanta condominiums, it usually has to do with your floor plan (we do have some not-so-well-thought out floor plans) or perhaps the view (both the floor and what you see out the window/balcony) and there is certainly price. If your home is on the market at Price “X” and it’s not selling, and you are not making a price adjustment, you will be ON the market. That market is telling you we are not willing to pay you what you are asking, or perhaps even make an offer at the price you have.

Post Millennium Construction July 17, 2015There truly is no end in sight for the apartment construction bonanza in Midtown Atlanta. Dirt is moving on seemingly every corner…and there is hardly a condo building in sight!

The forever vacant lot on 11th Street, between the Residence Inn and the Federal Reserve Entrance will be home to a 23-story, 356 unit apartment building called Post Midtown Millennium. The building and location is unique in that it is being built over the top of the MARTA line. There is no direct connection to the station, but it will be just a short one-block walk to the Midtown MARTA station.

Post Midtown Millennium July 17, 2015One can presume it will have the usual amenities such as a fitness center and pool area (I’m guessing on the top of the lower-portion of the building as seen here on the left.)  The roof of the building does not appear to have anything on it, but time will tell of course.

This will certainly busy up 11th Street with activity as 60 11th Street, the sister to 77 12th is also under construction less than a block away! Cranes, cranes, cranes you do see!

I’m asked by many if they think any of these new buildings will convert to condominiums before they open? That really depends on the financing the developer obtained and if it allows for a conversion, or if the building has to first open as apartments for 2-5 years, and then convert.

Let’s just hope they don’t all (or several of them) convert at once…or then we will go for NO new condo inventory to TO MUCH!

We did all the pre-listing items we discussed from painting, to de-cluttering closets and cabinets. We’ve had our listing photography done and your listing has been entered into the listing service. Let the showings begin, right?

Ahhhh…Not so fast!

If you’re like me, cleaning house is not always at the top of my list of things to do. If you have a housekeeper….awesome! But, when you have your home or condominium listed For Sale, it needs to shine all the time. As much as we try to plan for your showings, they can, and WILL come with short notice. Remember, our goal here is to sell your home!

If you have been one of those people that might not make the bed before you leave for work, or like to leave that cereal bowl in the kitchen sink…we are going to have to change some habits! Potential Buyers don’t want to see or know what you had for breakfast!
