Will 14th Street Midtown Atlanta Triple Tower Project Happen?

New building announcements are flying around Midtown Atlanta! Most all of them are exciting, but….the big question always is, Will they really happen?

A new 14th Street Triple Tower project has been proposed by a group of New York developers. And this is no small project! Located on 14th Street, the project would be developed on the site that was once to be the new Atlanta Symphony Hall. (You probably have driven up and down 14th Street and hardly noticed this little 3-4 acre site behind the Symphony Building ( a.k.a 1180 Peachtree) and across 14th Street from The Four Seasons Hotel.

14th Street Symphony Hall DevelopmentThe development group wants to build  THREE towers — rising 60, 57 and roughly 39 stories — with some 1,300 apartments, ( we can hope they would be condominiums) 340 hotels rooms and 90,000 feet of shops and restaurants. as you can see from the initial design, the towers will be rather lack-luster at the street level, but then the upper floors take on a curve up to the flat rooftop. Somewhat creative….if perhaps they started the twist about a third of they way up one, or all of the buildings!

 

We have experience of buildings being proposed, and then never happening. Two additional towers at Viewpoint Midtown that did not materialize (although Novare Group has just completed SkyHouse South on the site.) Trump Towers. One Museum Place.

If all three towers were built, the projected completion date is 2020, so it would be some time. Hopefully size matters and the tallest, 60 story tower would claim its place on the Midtown Atlanta skyline first. We’ll keep you updated as we learn more about the project. It is considered a regional impact due to the size, so there are additional approval steps to follow.

A massive Douglas County property once slated for more than 1,300 residences has been sold to a company with apparent ties to entertainment mogul Tyler Perry.

Perry also owns 30+ acres adjacent to his current Atlanta Studio that can be further developed. Atlanta is ON FIRE when it comes to the film and television industry! Now, we just need more permanent shows to be filmed here.

Relocating To Atlanta |Atlanta Relocation Tips |Yes It Does Snow

Relocating To Atlanta and Relocation TipsIf you are new to the Atlanta area, you may have just learned this week that it CAN snow in Atlanta! You also probably learned it creates total chaos as well! When you have a few million people in a large metropolitan area that rely on automobiles as their soul source of transportation, and you get snow, well… But, if you are Relocating To Atlanta, Yes, It Does Snow.

Now that said, you can easily NOT make it the seemingly “end of the world” even that everyone else does. But, a couple key factors in how you handle a snow event in Atlanta will depend on 1) where you work and, 2) where you live.

Where You Work

And I mean this both in terms of location and type of job. If you have a job with great flexibility, and we have a forecast with snow, STAY HOME! If you can work from home….do it! But if you can’t, at least try to have a conversation with your boss about getting out earlier. Especially if you have an already longer commute time to and from work. However, our recent event saw 30 minute commutes become 12-15 hour drives. Avoid THAT one if you can!

Another huge challenge can be if you have children. If the schools have not officially announced a closing, or early closing, you have to make the call to take your own kids out of school early, or keep them home altogether.

Where You Live

Again, if you have a longer drive, or one that is already pretty packed with traffic in NORMAL conditions, try to plan to leave early. Even people that lived just 8 miles from work could not get home in the recent storm, once the roads became icy and the traffic came to a grinding halt.

If you know bad weather is in the forecast (and sometimes they get it wrong and next to nothing happens) just take these few simple steps, that cost you NOTHING, but you will be MUCH better prepared:

  • Make sure  your car has a full tank of gas. 1/2 a tank may normally be more than enough to get you home, but if you get stuck on a freeway for 15+ hours, that 1/2 will not keep you going. Also, if the power goes out due to falling trees onto power lines, guess what, gas pumps don’t work.
  • Stock up on provisions at home. Short of the milk, nothing is going to spoil. You’ll eat it anyway. Or freeze it. Don’t wait till the afternoon you are trying to get home either. How about a quick trip to the store THE DAY BEFORE it’s supposed to be bad!
  • During colder weather (not even just a storm forecast) keep an extra coat or blanket in the trunk of your car. Maybe some gloves. A bottle or two of water. Some snack bars. All of these simple things would of helped many a stranded motorist in our recent SnowJam 2014!

And here is some other worthy tips you may not think of…or you might if you have already relocated to Atlanta. But, if you are in the process of Relocating to Atlanta, Yes, It Does Snow!

Henri Jova Atlanta Architect and Midtown Pioneer Dies at 92

As reported in the Atlanta Business Chronicle, Henri Jova passed away at the age of 92 at his West Palm Beach home on January 13th. 

Here is a portion of the story:

One of Atlanta’s greatest architects, Henri Jova, 94, died on Jan. 13 in West Palm Beach, Fla. after a short illness, according to his partner of 42 years, David Rinehart.

A celebration of his life is planned at the Atlanta Botanical Garden on Thursday, April 3 beginning at 5 pm.

Although Jova’s contributions to Atlanta’s architectural fabric was significant, his overall impact on the city went far deeper than his striking designs.

He was the pioneering presence who led the renaissance of both the Midtown neighborhood as well as its once-decrepit business district.

Jova designed Colony Square — a mixed-use development that was revolutionary when it was designed in the early 1970s.

It was the first modern project in Atlanta to combine office, retail, hotel and residential as part of one high-rise complex — a development that struggled initially leading some to believe that it had been built ahead of its time.

But Jova also lived his belief in Midtown. At a time when significant disinvestment was occurring throughout the central city, Jova bought and renovated several properties at the nexus of Seventh Street and Mentelle Drive in the heart of Midtown. It became Jova’s compound — a modern, yet sensitive, interpretation of the residential style that Midtown was to embrace in decades to come.

Netsolace Opens Midtown Atlanta Engineering Center

Atlantic Station Office Building SoldWallingford, CT- based Netsolace will open a Midtown Atlanta Engineering Center at Atlantic Station in February.  Netsolace develops software that helps franchisors increase the productivity and efficiency of their franchisees. The suite, delivered via an annual subscription service, includes workforce training, point-of-sale, auditing and compliance, lead management and digital signage software.

Netsolace will lease a 4,000 square foot office at 201 17th Street, a 25-story office tower that is part of West Midtown’s Atlantic Station. The local office, which will include sales, marketing and project management staff should employ about 40 people over time.

IMG_2043Netsolace joins several other tech and digital media company’s, including Pandora, Square, Search Discovery, Tapjoy and Ogilvy & Mather, that are finding a new home at Atlantic Station. The concentration of retail and housing options is attractive to Gen Y talent, making it easier for corporate tenants to recruit. Atlantic Station offers condominium living in Twelve Atlantic Station as well as The Art Foundry and Element Condominiums. Netsolace employees looking for NEW construction condominiums will want to move quickly on the limited number of homes that remain at White Provision.
