New Year's Eve Celebrations Atlanta GAREALLY? Another year shot to h-ll gone? Where DID this one go? It only further reminds me of the need to start back with a journal to keep track of what happened in my life in the past year!! But, until then, let’s get ready to P-A-R-T-Y!!!

Atlanta’s Infamous PeachDrop –Underground Atlanta

Hyatt Regency Downtown Atlanta New Years EveThis 16-hour event begins at 11:00am with various children’s activities and entertainment. Festivities will continue well into the morning with a variety of live performances, followed by the decent of the 800 pound Peach and a spectacular firework display.

The infamous band, Kansas will headline the 23rd Annual Event perform at 11:15pm, just one of several groups that will perform at this very popular New Years Eve Celebration in Atlanta.

It would be best to avoid the traffic and street closures by taking MARTA. Exit either at the Five Points Station OR Peachtree Center Station. MARTA will have extended service and additional trains running. Last trains will depart Five Points Station in all directions at 2 a.m.

Of course, any and every bar and/or restaurant you can think of in Atlanta will be having some form of celebration. If you are up for the crowds, then this is your night to hit the street.

The Atlantic Moves Homes to Rentals

Atlantic Converts Units to Rental HomesThe Midtown Atlanta condominium market has had it’s fair share of challenges. And it would seem there are still more ahead as we learn that The Atlantic Residences will convert some 80 homes into rentals. According to a story in the Atlanta Business Chronicle, ST Residential, which owns the building and purchased it out of the Corus Bank 2009 failure, actually converted some 40 units in late summer. Another 4o units will now become rental homes.

Current owners or potential Buyers of a home at The Atlantic Residences at Atlantic Station should not have to worry about their investment. Or so we hope. Fannie Mae and Freddie Mac do not allow financing to buyers in condo towers where they exceed the 25% limit on rentals. According to my calcualtions with 401 units, that means up to 100 homes could be investor owned, or rentals. With this announcement by ST Residential, there’s some 20 homes left, but one would suspect that some of those investor slots may have already been taken.

The Atlantic is not the first building to make this move. 1010 Midtown and neighboring 1065 Peachtree also made conversions to rentals. 1010 converted 43 of its 430 homes in 2009, and 52 homes at 1065 Peachtree in 2010. (Note, for those of you that are not familiar with WHAT or WHERE 1065 Peachtree is, these are the condos located above the Loews’ Midtown Atlanta hotel. None of these homes were ever sold to my knowledge.)

The Atlantic is a truly beautiful and landmark Midtown Atlanta building. While the real estate market has caused most of it’s challenges, many condo buyers have been leary of making an Atlantic Station purchase with the reputation the area had received for crime and other activities. North American Properties purchased the retail-portion of Atlantic Station last year and has set about on an ambitious mission to change that perception (and some of its reality.)

Challenges in selling condominiums has given rise to two new apartment towers, both located on 12th Street in Midtown Atlanta. Daniel Corporation and Selig Enterprises have begun construction on a 22-story apartment building just behind 1010 Midtown, and on 12th and West Peachtree Streets, former condo king, Novare Group led by Jim Borders is developing the Sky House apartment building.

At some point in the future, these buildings could become conversions to condos, but with a lack of higher quality rentals in the Midtown Atlanta marketplace, they may remaining apartment buildings for sometime. Time will tell.

GA Tech Research Institute Reaches Beyond Midtown Campus

GA Tech Research InstituteYou learn something new everyday! With the GATech campus being located in Midtown and Midtown West, I’m learning more and more about how I can be of service to the students and faculty of GATech. And it that quest, I learn some pretty intersting stuff!

The GA Tech Research Institute (GTRI) has a center in Smyrna. The Georgia Tech Research Institute Cobb County Research Facility was opened off of  Atlanta road on some 52 acres of land hidden from view almost 30 years ago. Renovations to the 160,000-square-foot facility, started in 2009 and were completed earlier this year. GTRI employs 291 people at the site.

The facility houses two major labs for the Institute,  the aerospace transportation and advanced systems lab and the sensors and testing magnetic applications lab.

I knew that GA Tech had far reaching impact….I just didn’t know they had other facilities in the Metro Atlanta area!

Cousins Buys Midtown Promenade II for $134.7M

Promenade II Midtown Atlanta GeorgiaWell, some real estate transactions can move pretty quickly. Even the really big ones!

Cousins announced yesterday that they have purchased the Midtown Promenade II office building for $134.7m. 

 In CASH.

You might recall, back in September, I wrote about the Midtown Promenade II Office building going on the market. It certainly did not take long for that baby to find a new owner!

The 774,000 square-foot building is located in the Midtown area of the city and is 58 percent leased, Cousins said.

Where Do I Report A Burned Out Street Light in Atlanta?

Now that the time has changed, it gets dark really early in Atlanta. Like by 6pm….IT’S DARK!

Atlanta Street Light repairsSo you are out for a walk with Fido and there it is…..a burned out street light! Where Do I Report A Burned Out Street Light in Atlanta?

That early darkness makes it more apparent when a street light goes out. Seeing problems with the sidewalk and the lack of light can make you feel uncomfortable.  Atlanta Police will always advise that you not walk alone after dark, and if you do see a street light that has been damaged or gone out report it immediately to Department of Public Works (DPW). 

The Customer Service Center (CSC) is your first source to report concerns in the public right of way (i.e. potholes, trash pickup, street lights, traffic signals, metal plates, etc.) and or provide feedback on our services. You may contact the CSC directly at (404) 330-6333 or via email to: publicworks@atlantaga.gov.  The CSC is available Monday – Friday, 8:15 am – 5:00 pm. 

Be safe and report any concerns to DPW or the Atlanta Police Department.

Ponce City Market Plans Filed with City of Atlanta

Ponce City MarketWe all know the economic engine that was development has slowed, including Midtown Atlanta. So any news of development plans is good GREAT news! And Jamestown Properties’ Ponce City Market Plans have been filed with the City of Atlanta. Green Street Properties, a subsidary of Jamestown,  filed the plans Nov. 21 with the state’s Department of Community Affairs under its Developments of Regional Impact, or DRI, program. 

Green Street plans 245,494 square feet of retail, 20,645 square feet of restaurants and 348,000 square feet of offices at Ponce City Market, along with 204 residential units and 160 hotel rooms. The project is described as the “redevelopment of the historic Sears building and surrounding surface parking into a regional transit-oriented mixed-use activity center,” according to the DRI filing.

The first phase of Ponce City Market represents about 75 percent of the overall project and could be completed by the end of 2013, according to the DRI.

It will be interesting to see the “transit-oriented” part of this development come into play. That hinges on the completion of the Atlanta Beltline, which does sit next to Ponce City Market. Also, with lots of empty retail space in Atlanta, Green Street will need to do some creative marketing to draw in the retail.

I’ll be watching this project closely and will keep you posted.
