What Makes a Community Walkable?

Midtown Atlanta A Walkable CommunityWhen I am contacted by potential Buyers or renters looking to live in Midtown Atlanta or other Intown Atlanta neighborhoods, I’m often asked, “Is it a walkable area?” Well, exactly What Makes a Community Walkable?

While various factors come into play, here are some key points about walkability and how it makes a neighborhood better, safer and improves the quality of life:

Lower Transportation costs —

In a walkable community, your car is parked more and driven less. Fewer car trips mean a lower monthly fuel cost.

Healthy Lifestyle —

By living in a neighborhood that is walkable, you tend to get more exercise and be in better health. The air can be cleaner too. So that trip to the pasta restaurant is no so bad, because you burn some of it off on the walk back home!

Less Traffic Congestion —

One-fourth of all car trips are less than one mile. (I’d say it’s probably MUCH higher in the Atlanta area) If you have sidewalks, safe street/road crossings and accessible services like shopping, markets and such, you can leave you car and wak to do these activities.

Reduced Crime —

A neighborhood that has more street/foot traffic means there are more eyes on the street. People watch out for each other and have more of a tendency to know their neighbors. Even if you live in a high-rise condominium building, by walking in and out of your building and up and down the streets, you start to see people that live in your building or neighboring buildings.

A great website to help you learn about the walkability of a neighborhood is WalkScore.com This site, gives Midtown Atlanta a score of 75 out of 100, making it a very walkable community.

While living in an Intown Atlanta neighborhood can reduce your driving, many of the older neighborhoods are walkable from the sense of walking your neighborhood, but needed services like shopping and markets require a car. Midtown Atlanta offers many of the services it residents need and as more retail opens in the coming years, it will be even more walkable that it already is.

Ponce City Market Plans Filed with City of Atlanta

Ponce City MarketWe all know the economic engine that was development has slowed, including Midtown Atlanta. So any news of development plans is good GREAT news! And Jamestown Properties’ Ponce City Market Plans have been filed with the City of Atlanta. Green Street Properties, a subsidary of Jamestown,  filed the plans Nov. 21 with the state’s Department of Community Affairs under its Developments of Regional Impact, or DRI, program. 

Green Street plans 245,494 square feet of retail, 20,645 square feet of restaurants and 348,000 square feet of offices at Ponce City Market, along with 204 residential units and 160 hotel rooms. The project is described as the “redevelopment of the historic Sears building and surrounding surface parking into a regional transit-oriented mixed-use activity center,” according to the DRI filing.

The first phase of Ponce City Market represents about 75 percent of the overall project and could be completed by the end of 2013, according to the DRI.

It will be interesting to see the “transit-oriented” part of this development come into play. That hinges on the completion of the Atlanta Beltline, which does sit next to Ponce City Market. Also, with lots of empty retail space in Atlanta, Green Street will need to do some creative marketing to draw in the retail.

I’ll be watching this project closely and will keep you posted.

Lime Fresh Mexican Grill Lands Key Midtown Location

Lime Mexican Grill Midtown AtlantaI posted about Lime Fresh Mexican Grill coming to Atlanta back in December, 2010. Well, it now seems we will be losing one good Midtown Atlanta restaurant…in hopes of another.

Lime Fresh Mexican Grill (company website here) will be taking the space currently occupied by The Bake Shop at Peachtree and 8th Streets in Midtown Atlanta. The permit filed with the City of Atlanta indicates they will spend some $90,000 to rebuild the current space.

So goes a breakfast spot in Midtown Atlanta for another Mexican dining option. Hmmmm.

BTW, the owner of Bake Shop would not indicate if they are opening in another location.

Midtown Atlanta’s Outwrite Bookstore to Close

Outwrite Bookstore to Close in Midtown AtlantaAn Atlanta institution and core of the Atlanta gay and lesbian community, Outwrite Bookstore announced today it will be closing.

According to an e-mail sent out to its customers, “As you may know, we have been challenged by changes in the book industry and the downturn in the economy,” according to the email. “At this time, we regret to share with you that the lease at our current location will soon be coming to an end.”

The e-mail further stated that Outwrite Bookstore will relocate.

“The good news is that we’re looking for a new location that will allow Outwrite to continue serving you as Atlanta’s LGBT bookstore and coffeehouse.”

The corner of 10th and Piedmont, where the store is currently located has often been called the center of gay life in Atlanta. Blake’s on The Park (a gay bar) and Gilbert’s Restaurant (next door) have long been favorite spots for local and visiting gays and lesbians to Atlanta. It will be strange not to see Outwrite Bookstore there.

With the rental rates for commercial space what they are in Midtown Atlanta, let’s hope Outwrite Bookstore can find a new home that is not to far away and not to expensive.

Jason’s Deli Midtown Atlanta

Jason's Deli Midtown AtlantaIf you are like me, you can get “stuck in a rut” when it comes to choosing a place to eat. I always find myself back at my old favorites, instead of venturing out and trying something new. (Note to self…Work on that!)

With a fridge in my office, I’ve usually got leftover or something to eat. But, the other day I found myself on the streets of Midtown Atlanta….starving. This time, I did NOT fall back on the old favorites, but tried someplace I had at least NOT been in a long time….Jason’s Deli Midtown Atlanta.

Yes, I know. Jason’s Deli Midtown Atlanta is a chain restaurant. Hey, who says a chain restaurant can’t get it right. Jason’s Deli certainly does.  I decided to grab my lunch to go so I could get back to the office and tend to business. (a.k.a. working lunch) Now, what am I going to have.

Jason's Deli Chicken Club SaladAfter some decision I went for their New Chicken Club Salad! Yum!  Crisp salad greens were topped with grape tomatoes, sliced avocado, cheddar cheese and strips of bacon.  Don’t forget the grilled chicken breast! Top it off with a side of ranch dressing and I’m all set.  Now, when I first sat down at my desk, I was like…ok, we have lunch AND dinner taken care of. But the salad was so tasty; I finished the WHOLE thing for lunch.

You can dine in, or take-out at Jason’s Deli Midtown Atlanta. And while you are waiting for your takeout, you even get a free ice cream cone. AWESOME!  They have a great salad bar if you choose to eat-in, and they also do catering for your office or home party!

 Jason’s Deli Midtown Atlanta is located on 10th and Piedmont, just across from Blake’s and G’s Restaurant. 

 

I so will be back for lunch real soon.
