Midtown Atlanta Condos With PoolsIt’s March in Atlanta….so what does that mean? We will soon be living up to our name “Hotlanta” as the summer temps head into the 90’s and a humidity number to match! It can make for sticky days…but what better way to take off the summer heat than a dip in the pool. And to do that you would need a Midtown Atlanta Condo With a Pool!

I’ve often had a Midtown Atlanta Condo Buyer tell me that a pool is not that important to them when they are looking for a home. To this, I often reply, “You may not use the pool, but you always want to think about the day you want to sell, and what the next owner may want.” Also, I’ve had buyers experience a Midtown Atlanta summer, and later say, “Oh, we are so glad you sold us a condo in a building with a pool.” See, I told you so!

With a single family home and a pool in the back yard, you the homeowner, are responsible for the maintenance and upkeep. But in a condominium, the pool maintenance is handled by the homeowner’s association (HOA) and is part of the monthly HOA fee you pay. So, you get to enjoy the pool, without having to do the work. How awesome is that!

Midtown Atlanta Condos With PoolsMidtown Atlanta Condo Pools do come in all shapes and sizes. While most of them are well thought out and designed with the user in mind, you will find an occasional pool that does not have a big “wow” factor. But even some condo buildings, like Cornerstone Village and Peachtree Lofts are making renovations to their pool areas. 805 Peachtree did some major changes to their pool area a couple years ago. Newer condo buildings like Viewpoint Midtown and Plaza Midtown Atlanta made their pool designs a major selling point of the community.

Interestingly enough, it is actually easier to tell you the Midtown Atlanta Condo communities that DO NOT have a pool, rather than list the ones that do. These Midtown Atlanta Condo buildings do not have pools:

  • Palmer Phelan
  • Biltmore House
  • Colony Square
  • Hanover House
  • 33 Ponce
  • Reid House
  • Grinnell (Inman Park Area)
  • The DeSoto
  • Fourteenth Place
  • Piedmont Park West Lofts
  • Lofts @ The Park
  • Juniper Lofts

I may have missed a building or two, because they are smaller communities. But if you are interested in any Midtown Atlanta condo, and want to know if they have a pool, just let us know.

Can I Buy a Midtown Atlanta Condo for Under $60,000?

Real estate prices have certainly changed from a few years ago. That is no surprize to home sellers or buyers. And how much you are willing to spend/can afford will ususally dictate where you will be able to buy. So the question is, Can I Buy a Midtown Atlanta Condo for Under $60,000? The answer is a sort of yes.

Sort of yes, because in Midtown proper, your options are very limited. Many people have many “descriptions” of what encompasses Midtown Atlanta. Of the 46 listings that came up in a search today, only 6 of them are in Midtown. The rest are in surrounding areas, that to most, would consider them in Midtown Atlanta. Some of the condos in our search are as far away as Cheshire Place Condominiums on Cheshire Bridge Road near LaVista Road. Others are at City Heights Condominiums on Ralph McGill Blvd. NOT MIdtown proper, but to most, they would call this Midtown Atlanta.

This is because the listing agent entered them in the wrong area and they are showing in the wrong search!!

What is the Relationship Between Floor and Price in a Midtown Atlanta Highrise Condo?

I was asked by a Buyer I am working with What is the Relationship Between Floor and Price in a Midtown Atlanta Highrise condo? All the rules have kind of been broken, but here’s how it worked in the beginning. (And still does in a newer building that is still being sold by the developer.)

Condo high rises are built in “stacks.” So the “16” stack is the same floor plan all the way up the building. The exception to that in our market would be Viewpoint Midtown Atlanta where on the 31st floor, the plans do change somewhat to the 36th floor) When originally sold, most buildings had a $3-5,000 premium as you went up a floor. Buyers would buy on a lower floor either because that was the price they could afford, or, did not want the higher floor for personal reasons. Those reasons range from being scared of heights, to wanting to see the activity on the street from a lower floor vs. the long distance or skyline view from a higher floor.

So back to our stack pricing…..(using round numbers to make it easy) if 816 was listed for $150,000, then 916 was $153, 1016 was $156, and so on up the building to the top. Top floors can command a premium, often called the “penthouse floor” because the homes will have higher ceilings and have no one living above you.

Fast forward to today and the rules are totally different when it comes to the relationship between floor and price in a Midtown Atlanta Highrise condo. With foreclosures and short sales, the prices in a building are all over the place. You could now foreseeably buy on a higher floor for less than you could on a lower floor. What now happens is these prices affect the appraisal value of ALL the homes in a building (comparing 1 bedrooms to 1 bedrooms). That is why now I make sure all of my Midtown Atlanta Condo Buyers have Financing Contingencies and Appraisal Contingencies in their contracts. Financing protects you if something happens and your lender will not loan you your money. I had a case in one building where Wells Fargo would not approve the loan because they did not feel the HOA was stable. (PERFECT example of why when buying a condo it’s best to work with a LOCAL lender, like Justin Herring with Southeast Mortgage who knows the market and the decisions (loan underwriting) is done locally. In this example, the loan was being done in Minneapolis and you could not get the Underwriting department to understand the dynamics of the Midtown Atlanta Condo market. The Appraisal contingency protects you in case the lender comes back with a value less than you and the Seller have agreed to. If the Seller is not willing to lower the price, you have the option to terminate your contract and walk away.

Search Condos For Sale in Midtown AtlantaSo, in the stack example above, if 816 was sold in a foreclosure at $125,000 and the owner of 1016 is trying to sell his for $140,000, there most likely will be an appraisal issue with his home. Most condos were built pretty much the same, and owners have not done any kind of massive changes to a home that will keep the value higher. This is where we negotiate with the Seller, but protect you the Buyer if the home does on appraise. This is also where a “short sale” come into play. The owner cannot sell for what they owe on their Midtown Atlanta Condo, and are asking the lender to take less to pay off their mortgage.

ALL of that said, I’ve always counseled my Buyers, “buy as high as you can afford” unless you are afraid of heights. The primary reason is the “protection of your view.”  Other reasons for higher floors could be less street noise, restaurant aromas and restricted views. I will in the same sentence tell you, “you can NEVER guarantee your view, but a higher floor may offer you more protection.”  I can easily demonstrate this to you when we are standing on any balcony and I share my knowledge with you about the Midtown Atlanta market and what is going on.

Why Do I Have To Decide So Quick When Buying an Intown Atlanta Home?

I was out with a first time home buyer this past week. They were uncertain if they even wanted to purchase a home, but they took the first necessary step and were pre approved with one of my lender. An important first step, so, as a Buyer, you are comfortable with the price of the homes we are going to look at.

So off we went. This particular Buyer had already identified for homes they wanted to see. From the time our initial conversations started until we hit the street, one of those 4 homes went Under Contract. So, there were 3 left. We saw home number 1….so-so I’ll call it. Number 2, we will call it WOW! Number 3 –another so-so.

Home number 2 was a stunning multi-story town home that was hard to believe it was a foreclosure. A washer/dryer and a new refrigerator was all it was going to need. Not even painting! (Ok the fridge was a science experiment in mold growth….)

We talked about the home, and the price. I told this Buyer that this home was under priced, would end up in a bidding war and would sell well over the list price. My Buyer replied, “I don’t like to be rushed.” I advised her I was not rushing her, but more guiding her that if she was at all interested in this home, that we needed to get our offer in sooner than later.  I also mentioned a saying we sometimes reference in real estate, “If you sleep on it tonight, you won’t sleep in it tomorrow.”

To make a long story short…..25 offers submitted on the same home, and we also missed the highest and best offer deadline by about 10 hours. So, Why Do I Have To Decide So Quick When Buying an Intown Atlanta Home?

Midtown Atlanta Homes For SaleCurrently, in the Metro Atlanta area, there is approximately 46,000 homes listed For Sale. Compare that to a few years back when a local real estate company had lighed billboards proclaiming some 100,000 PLUS homes on the market. The times have changed.

Take a look at this search map of Midtown Atlanta condominiums and townhomes currently for sale.  This is a pretty large area! IN this area, there are just 349 condominiums/townhomes and 75 single-family homes listed For Sale. 

 Just 424 purchasing options in Midtown Atlanta!

So, Why Do I Have to decide So Quick When Buying an Intown Atlanta Home?  Because you do not have a whole lot of choices, and you are not the only one with a shopping cart.

If you are considering making a home or condominum purchase of Intown Atlanta Real Estate, then have your ducks in a row, and be ready to make that decision, or you just may not sleep in it tomorrow.

Midtown Atlanta Market Report | Plaza Midtown Atlanta January 2012

Plaza Midtown Atlanta Midtown Atlanta Market ReportAs a real estate broker, I am constantly watching the market. Looking for trends on a more short term basis and seeing what is going on in the market. We then can go back and look at previous years, or months, and try to make sense of it all.

But this Midtown Atlanta Market Report for Plaza Midtown Atlanta is a wild one. With only 10 homes having activity (the lowest I have ever seen for this building) we have to look at each listing to see the numbers:

  • Average List Price – $209,900 (1 Two Bedroom at $219,900 and a 1 bedroom at $199,900 — overpriced indeed)
  • One Contingency Pending –  A 2 bedroom at $359,900 (Not sure HOW that will appraise out?)
  • Under Contract –  $203,333 with prices ranging from $160,000 to $200,000
  • Under Contract Pending Lender Approval – $188450 which is a 1 Bedroom at $117,000 and a 2 Bdrm at $259,900
  • SOLD – Average Price $158,500 with a 1 bedroom at $124,000 and a 2 bedroom at $193,000

Compared to 2007-08 when the building delivered and 2 bedrooms were $330,000- 425,000 the prices have taken a serious beating at Plaza Midtown.  Appraisals of past sales (of which most are lower prices) will drive prices, but at the same point, with such limited availability, what will happen?  It would probably take a 6 month period of NO SALES in the building so that the values would then be able to start to climb? This is going to be an interesting one to watch.

Midtown Atlanta Market Report | Mayfair Renaissance/Tower, January 2012

The Mayfair Renaissance and Mayfair Tower have an iconic place on the Midtown Atlanta Skyline. There signature rooftop cupolas are often seen in skyline pictures of Midtown. The buildings, although almost identical on the exterior, were built almost 10 years apart. Each has its own home owners association and amenities.

For the purpose of this Midtown Atlanta Market Report, January 2012, I have combined the numbers for the two buildings.  There are currently 12 two bedroom homes For Sale and only 1 one bedroom home, at $129,900. The average list price for the 2 bedrooms is $258,000. This number however includes a Penthouse home, listed for $599,900. If we remove that home from the average, it becomes $234,244. There was only two sales in January, with an Average Sales Price of $91,250.
