YES! New Cranes in Midtown Atlanta!

Yes, you heard that right! There are new construction cranes in Midtown Atlanta! A welcome sight for a troubled economy indeed!

Hilton Homewood Suites Midtown AtlantaOne of those Midtown Atlanta construction cranes is at 10th and Williams Street (Or the Downtown Connector) where the new Hilton Garden Inn/Homewood Suites hotel is under construction!  What a beautiful building that will be to visitors arriving into Midtown via the 10th Street Bridge! It’s convenient to all the Midtown Atlanta law offices, and to Turner Broadcast Systems (TBS) and the new GATech Basketball stadium!

Construction Cranes are also appearing on the Midtown Atlanta skyline at two new luxury high-rise apartment buildings that have broken ground. Ironically, they are BOTH on 12th street…if you can imagine that! One is part of the 12th and Midtown Development where 1010 Midtown is located. The second, located at 12th and West Peachtree has also just broken ground. The race would appear to be “on” as to who will finish first and have the first shot at getting apartment shoppers in the Midtown Atlanta rental market.

Midtown Luxury Apartments at 77 12th StreetWe have long been missing a higher end rental product in Midtown Atlanta. Potential renters have either needed to find a private condo for rent, or opt for only 3 apartment buildings in the immediate area. Now, we will have two new apartment buildings hit the rental market at almost the same time. Let the rental war begin??

While this is good news for renters looking for Midtown rental options, they will be on the pricey side at $1500 for a 1 bedroom and $2400 for a 2 bedroom. (We will see how the market reacts to this when they open) On the flip side, for those investors or private owners looking to rent their Midtown Atlanta condo, there may be some pressure on the price you can get with all this shiny new places to rent. OR, it may drive up your price as you may be able to ask more than you have in the past, given the “competition” you will now have.

Certainly some questions that all the New Cranes in Midtown Atlanta have offered up!

Listen to some of my peers….I’ve been saying the same thing! If a home is priced right, it is going to sell at, or near the list price. Don’t think you are going to negotiate $20k off the price. Maybe 5%, but you will be in serious competition with the lower inventory you have to choose from.

Incredible One-Of-A-Kind Midtown Atlanta Rental

Biltmore House Condominiums Front Drive EntranceDay before yesterday, I had the opportunity to show a rental condominium in the Biltmore House Condominiums. Originally built as the Atlanta Biltmore Hotel in 1924, the building is now divided into the condominiums on one end, and the remainder of the building is office space.

I looked into the one original ballroom…..I could almost see the dresses of the 20’s and 30’s in that room! So unique with the levels and the lighting and the ceiling!

But back to my original reason for being at the Biltmore House Condominiums…was to show this 2-bedroom, THREE story unit on the top floor. It’s so unique, it was a bit hard to capture in pictures, but the listing information below does have numerous photos. But, how would you like this for a view out your Penthouse Master bedroom?

Midtown Atlanta Market Report | Cornerstone Village December, 2011

Cornerstone Village Midtown Atlanta GAIn our Midtown Atlanta Market Report for Cornerstone Village, we see an interesting trend. Well at least for Cornerstone Village. Earlier in the year, homes were selling for as low as $64,900! More recent sales have pushed the $90,000 mark.  In real estate, the big question is always, “have we hit the bottom yet?” Cornerstone Village very well may have done that, and already be on the rebound. Of course if more foreclosures or short sales occur, this trend could easily change.

Cornerstone Village consists of 4 different buildings, and at one point the the two older buildings (800 and The Manor House) commanded higher selling prices. I would suspect that as the market changes and improves, this will again be true. So, if you can find a great floor plan in either of these buildings and at a great price, it could be a wise investment.

Let’s take a look at the Market Report for Cornerstone Village.

 Midtown Atlanta Market Report | Cornerstone Village December 2011

 Currently, the homes For Sale at Cornerstone Village range in price from $60,000 to $265,000. There is only one home under $100,000! I would be concerned that any of the other 1 bedroom homes will appraise at or near their list prices. 5 Homes sold in December, 2011 had an average sales price of $120,000, but 3 of those homes were well under $100,000. The listings that are currently Under Contract range from $63,000 to $73,000.

This would make it look like the market has bottomed out for Cornerstone Village, but with the lower average sales prices that has occured, it’s going to an uphill battle to appraise the current listings close to their list prices.

Midtown Atlanta Market Report | Spire Midtown Atlanta December 2011

Spire LobbyThe Midtown Atlanta Market Report for Spire Midtown shows quite a shift in the Midtown Atlanta condo market. Just a couple years ago, you would of seen 20-30 listings in this building. Now, current inventory is only 11 homes For Sale, and only 3 sales were completed in December, 2011. Of the 11 listings, only two are listed as Short Sales. However, past sales in the building have been lower due to foreclosure and short sales, so there might be appraisal issues on those homes that are not distressed sales. Sales since August, 2011 have been below $120,000 for a couple of the homes.

Spire Midtown is still one of the most popular buildings to live in. When showing in the building, residents you speak to on the elevator, in the lobby or club room are always upbeat and positive about the community.
