What’s My Spire Midtown Condo Worth? September 2016 Update

Spire Midtown Atlanta Intown Atlanta Real EstateSpire Midtown was the second in a trilogy of condominium buildings by the Novare Group in Midtown Atlanta. When it entered the market, it sold out in just 3 weeks! (Ah, those were the days…right?)

Spire Midtown is located between 6th and 7th Streets, on Peachtree. The building has seen renovations to the lobby (twice) and to the clubroom area. Plans are in the works to renovate all the hallways.

We are certainly seeing the prices climb, but also stabilize  in this choice Midtown Atlanta condominium building! In September, 2015, a “17 stack” floor plan sold for just $390,000. The average list price for a 1 bedroom is currently $255,311 and the two bedrooms are at $431,300.

10th Annual Taste of Chamblee – October 1, 2016

Chamblee 10th Annual Taste of ChambleeThere is nothing better than a “Taste of something”  to, well get a taste of something.

Enter, the Taste of Chamblee, now in it’s 10th Year!!!

The 10th Annual Taste of Chamblee returns with cuisines that range from Mexican to Italian and celebrate the diverse restaurant community in Chamblee. In addition to amazing food, the event will have live music and a family friendly kid zone. The 10th Annual Taste of Chamblee will be held on Saturday, October 1, 2016 from 5-9PM in Downtown Chamblee, at the corner of Peachtree and Broad.

Admission to the event is free, and tickets for tastings will be sold for $1. Tickets may be redeemed at participating restaurant booths for a wide selection of tastings that will range from 1 – 5 tickets per sample.

Then just take MARTA and on the Gold Line You to Chamblee Station. Once you exit the station, turn right, go under the tracks on Chamblee Tucker Road and then head North( turn right)  on Peachtree Road to enter the festival.

According to a recent survey, 67% of home buyers plan on putting at least 20% down on their mortgage. But did you know, you more than likely don’t need a 20% down payment?? You may get a loan with as low as 3% (based on numerous factors)***

There ARE low down payment options available TODAY for you to purchase a home! And remember, these great interest rates will not be here forever, and when they start to tick up, they can quickly change your buying power and what the cost of your monthly payment will be.

If you have been thinking about buying, but afraid you don’t have the down payment….STOP!

The first thing to do is contact a member of our Lender Team!!! They can do a pre-approval for you and discuss your financing options. Of course, the type of home you are buying (condominium or single family) as well as your credit and your current debt will all play a factor in what type of loan you qualify for.

But why not find out your options FIRST? Then you will know if you are on the right track to buy your home, and there is a pretty good chance you won’t need 20% for a down payment.

SLS Atlanta Hotel Residences Moves Forward

The possibility of another Midtown Atlanta corner changing appears to be one step closer as the SLS Atlanta Hotel Residences moves forward.

Trillist (the developer of Yoo On The Park apartments) appeared before the Midtown Alliance Design Review Committee (DRC) this past week. This was a follow-up presentation to a previous visit.

The building will be located at the corner of 13th and Cypress Streets. NO, NOT the parking lot next to Opera Nightclub, but the low-rise apartment building across the street? I guess we can say Bye Bye! And she will be a skyscraper with a proposed 43-story tower that will contain 214 hotel rooms and 66 condominiums, along with 12 levels of podium parking. (Yes, we still need those garages!!!)

Cypress 13th Street SLS Atlanta

It’s probably pretty safe to say that the condominiums will be on the upper end of the market price! But this will certainly be an exciting addition the area. 60 11th Street apartments recently opened as part of the 12 & Midtown development, and a new dual branded Marriott Hotel product is scheduled to go up on 14th Street between the Four Seasons and the Marriott Suites Hotel.

Depending on how quickly this project moves forward, me may soon see another “Midtown Bird a.k.a. a construction crane” on the skyline.
