Old Fourth Ward Fall Festival September 9-10, 2016

Old Fourth Ward Fall Festival If you have not experienced the Lantern Parade, then you MUST put the Old Fourth Ward Fall Festival on your calendar….NOW! (RIGHT NOW…. We’ll wait for you!)

Friday evening, and Saturday, September 9-10 is the Festival! There are workshops to make lanterns both Friday and Saturday, prior to the Lantern Parade on Saturday evening!

This is the second annual festival, which is a free, two day VERY family friendly event with live music, food trucks, lantern making workshops hosted by local artists, a business marketplace and of course, The Lantern Parade!!!!

The festival is held along the Atlanta Beltline Eastside Trail which runs between and connects Midtown, Poncey-Highland, Historic Fourth Ward and Inman Park. Speaking from experience, parking is c-c-crazy and you will want to look for private lots or public parking areas. Click HERE for an Access Map to the Atlanta Beltline.

At the festival you will find portable toilets, concessions from local vendors, trash and recycling stations, ATM’s (IT’S ALL CASH AT THE FESTIVAL!!!) and lots of food and beverages.

WHAT is an Unconventional Borrower you ask? Well, believe it or not, there are many of us out there!

Some of the home buyers that fall in this description might be:

  • Self- employed or independent contractors (such as real estate agents of if you are a 1099 employee.
  • Small business owners
  • Individuals with irregular income (contract consultant)
  • Immigrants with limited credit and job history

If you might fit in one of these categories, and thought you could NEVER buy, then we have found a lender that can help you!!

Now, I’ll first off say, that you need to have some serious “skin in the game” in the form of 40% for a down payment. Yeah, that’s alot. But, it’s better than 100% of the purchase price, right?

The Bridge to Home Loan Program with East West Bank is an opportunity to help those that might not otherwise be able to get a loan to purchase a home or condominium. Imagine if you were a couple, and one of you was not a U.S. Citizen, but you wanted to purchase a home. And your significant other (from the other country) has good income or assets in this other country. Well, a traditional mortgage will not consider anything from the other country….so your ability to purchase would be based solely on YOUR income and debt!

So now, not only can we help you FIND the home you are looking for, we have a lender to help you with the financing! Keep in mind, this program will take longer to clear the underwriting process, and if a condominium, the community will have to be approved by the lender. (A traditional lender will have most likely done a loan in that condo building and already be familiar with it.) What this means, is we will have to work with the Seller and Seller’s agent to get a longer escrow (Under Contract) period as well as a longer financing contingency. All because of the unique nature of you, the Buyer, we need to have more time to finish the process.

Contact us and we can arrange a meeting with the lender in person, if you are here in the Metro Atlanta area. They can make arrangements if you are not here, but most likely they will need to meet with you in person at some point. This might even be possible through a Skype call!

Pinewood Forrest to bring Housing to Pinewood Studios Atlanta

If you have not ventured down Sandy Plains Road and Veteran’s Parkway in Fayetteville (that would be South of Atlanta) then you have missed what has become one of the largest movie studios in the Southeast….Pinewood Studios Atlanta!  It has been growing by leaps and bounds, and has been home to some impressive movie productions, including Marvel Comics Ant Man and Captain America to name a couple. It has its own Home Depot to service the productions, and Enterprise Rent-a-Car has a location there as well. I read somewhere it is one of their most profitable locations?

Sure, there are places to live all around Fayetteville and neighboring Peachtree City. But nothing like what is coming now. And that would be Pinewood Forrest.

Pinewood Studios AtlantaThe development’s Phase One will be some 234 acres and include about 1,300 residences, hotels, shops, restaurants and office space. The site plan below calls for three “districts,” named Culinary, Garden and Craft. There is also talk of a large performing arts center too.

All of this will be located on land across Veteran’s Parkway from the studio site. (It’s possible the lake you see is the existing lake as shown in this photo on the right.

Restaurants at ALTA MidtownIf you were hoping some of that retail space in ALTA Midtown would in fact be retail…..alas…..you just get to eat and drink more and then work it off!! No shopping, so we will keep you headed to Atlantic Station or Lenox Mall.

The prominent space at the corner of West Peachtree and Peachtree Place will be anchored by Babalu Tacos & Tapas. The restaurant is its first Georgia location with some 5,200 sq. ft. including a 3,100 square foot outdoor dining area. (Shreek!) Plans call for a 2017 opening.

Dancing Goats Coffee Bar will open its third location on Peachtree Place in 2,200 square feet.  Known for single origin coffees roasted right here in Atlanta and local pastries, this is sure to be a hit…since Starbucks at Barnes and Noble (a.k.a. Georgia Tech) is a couple blocks!

Molana, a Persian concept (and a first) will have a full service bar and restaurant in 3,200 sq. ft on West Peachtree.

WhichWich Superior Sandwiches, where you design your own sandwich will be in 1,700 sq. ft.

And once you have ate and drank you way around the building, you can head to Solidcore, a high-intensity, low-impact workout. They will occupy 2,049 sq.ft, alos on West Peachtree.

It certainly will bring some activity to what once was an empty parking lot…..remember this?
