Norfolk Southern To Add 250 Jobs to Midtown Atlanta

Promenade II Midtown Atlanta GeorgiaReal Estate Biz Now is reporting that Norfolk Southern is seeking some $75 million in revenue bonds from the City of Atlanta’s economic development arm, Invest Atlanta, to renovate it’s Midtown offices at Promenade.

Norfolk Southern To Add 250 Jobs to Midtown Atlanta

Documents filed with Invest Atlanta state that Norfolk Southern will relocate some 250 employees from Virginia to Atlanta, and want to do a full renovation of their office space, including everything from plumbing, roofing, energy and architectural upgrades.

The new jobs at the 38-story Midtown tower will have an average wage of $86,000 per year.

Who Is YOUR Real Estate Team?

real estate team MyMidtownMojo.com Spetember 11, 2015So it began last night….but it wasn’t Monday!! It was Thursday Night Football! I think they still have Monday, and Sunday…shreek! But, that’s not want I really wanted to talk about.

I wanted to talk about YOUR Real Estate Team. When your watch a football game, there are the players on the field, and those on the sidelines, hoping they make it in. And then WHO ARE all those other people around the actual football players. Well, you have the actual football TEAM, and then you have all those other people that support them.

It’s the same when it comes to buying or selling a home. Who Is YOUR Real Estate Team?

Of course there is me, your Real Estate Agent. I’m like the Quarterback of the team. Number One, I’m your consultant. Number Two, I’m your negotiator. And Number Three, I’m the person who oversees all your transactional details.

And there are plenty of those details to make happen. But helping me, help you is YOUR real estate team, that includes your home inspector, your lender, your insurance agent, maybe a plumber or handyman that needs to fix things (before you place your home on the market) or even after you buy and close, maybe something comes up. I’m still here as your Consultant and Quarterback to help you out.

But just like that football team on the field, if you don’t have the right team put together, you may not get to the goal post. In real estate, that would be the closing table, and you handing over the keys to the new Buyer  or you receiving those keys AS the new Buyer.

Viewpoint Midtown Will Soon Have a New Neighbor

I’ve always said to any of my buyer clients, “If there is a vacant lot, there is always the potential of a building going up there.”

Such is what I have always said when showing homes with a North-facing view at Viewpoint Midtown. The view from these homes looks out over 7th Street, to Metropolis Midtown and beyond.

To give you your bearings, the Skyhouse South parking deck is in the lower left corner of the photo. You are looking at the building from the corner of 7th and Juniper Streets, where in fact the main entrance to the apartment building (YES…MORE apartments for Midtown Atlanta). Due to the unique nature of the lot, the Peachtree-facing portion will actually be a 4-5 story office building connected to the 30-story high rise.

Hear that all you North facing Viewpoint residents? 30 stories. Viewpoint is 36 stories.

Screenshot 2015-09-08 22.47.42Most of the review this evening by the Midtown Alliance Development Review Committee (DRC) was favorable for the project, and we can probably expect to see construction start sometime in 2016.

The project gives new definition to the meaning of mixed used, as the office building will share the parking with the residential portion, rather than having a separate garage. A roof-top terrace will be on top of the office portion for the office tenants, and there will be an amenities level on the 7th or 8th floor that will include a pool, roof top garden and grilling area and club room amenities such as movie theater, a potential open function space available for residents for private events, and a fitness center.

Plans call for 350 apartment homes, 11,220 square feet of ground floor retail, and 43,025 sq. ft of office space. The information says 28 stories, but during the presentation, 30 stories was also mentioned.

The corner of Peachtree and 7th Streets is shown below, and current plans call for four retails spaces of various sizes.

Hanover is currently developing Hanover West Peachtree on West Peachtree and 10th Streets, where Checker’s Drive In once was.

What Can I Do to Help Sell My Midtown Atlanta Condo?

That seems like a mouthful question doesn’t it? Or that there will be some long lengthy answer, right? Well, there can me, but I’ll make it easy for you.

What Can I Do to Help Sell My Midtown Atlanta Condo?

And it can be summed up in two simple words — tiled backsplash. Now, in reality, this would be best done shortly after you BUY your condo, and not right before you SELL!! That way you have had years of enjoyment of something different than the stock builder backsplash you got..and that every single other condo in the building also has.  Get it?

You want to make your home stand out! Again, by changing your kitchen backsplash when you purchase your condo, you home will look different for you and your guests, but it will also be different when it comes time to SELL!

Take a look at the photo above, of a “standard, builder installed” kitchen in Spire Midtown. Cabinets look good, granite (there is a whole OTHER change you can make and have your home stand out above the others) and the lovely, ever present black subway tile back splash.

NOW…take a look at how your kitchen COULD look, and stand out to that prospective Buyer with a different backsplash….

Could GE Headquarters Join NCR Corp in Midtown Atlanta?

Seriously, you have to love the buzz that Midtown Atlanta is getting these days! All these plans and proposals (some definite, like NCR and some still out there like GE) make for exciting times in the real estate market! Buyer and Sellers….Beware!

Could GE Join NCR Corp in a new Midtown Atlanta Headquarters?

The Atlanta Business Chronicle reported today that even though GE has not yet set their little footies in Atlanta, there are some key players (a.k.a. incredible sites) that want to be ready to show them the town…Midtown Atlanta that is!

GE is drawing interest from multiple cities (Dallas being one of them) but the City of Atlanta and Georgia has already  met with GE. The potential relocation comes on the heels of a recently passed tax package in Connecticut that did not sit to well with GE. CEO Jeffery Immelt formed an exploratory committee, seeking a more “pro-business environment.” And we know that Governor Deal and Mayor Kasim Reed are all about the business in Georgia and Atlanta!

The ABC article included a rendition of how the GE headquarters could look as part of Atlantic Station. Here is that idea…

Ok….this is awesome news. Now, will some architect PL-E-E-E-E-E-ZE step up to the plate and design something that will truly WOW the 300,000 cars on the Downtown Connector Daily!!!! I mean….ANOTHER square block building?  The article states:

GE leadership sees a move from Connecticut as possibly the best opportunity to remake the company, turn away from appliances, and put a greater emphasis on software development, industrial technology, or manufacturing, Atlanta Business Chronicle has reported.

Well then…if you want to remake your company, start with a truly landmark office tower that says, “Oh heck yeah…we are HERE!” And of course this is yet another location that is prime to tap the talent pool  that IS Georgia Tech!

To give you your bearings on where this could possibily happen…the photo below I took when the Cirque Du Soleil was set up…so the proposed GE tower would be about where the white tents are.

Midtown Atlanta Market Report | July 2015 $200-300,000

Midtown Atlanta condominiums really do come in all shapes, sizes…and prices. Let’s take a look at the sales for July, 2015 for condominium sales with a price range of $200,000 to $300,000.

Active Listings

Midtown Market $200-300K August 24, 2015

67 condominiums are on the market in Area 23 (Of which the majority of Midtown Atlanta is in based on the FMLS) If you are looking for a 2 bedroom, and think you can’t find one under $300,000, a look at the listings shows numerous 2 bedroom options, mind you not all of them are in the central part of Midtown. But we did see listings in buildings like Park Central, Mayfair Tower and Peachtree Walk.

Just 16 homes are showing Under Contract. Keep in mind, we specifically pull those listings that went Under Contract during the month of July. There are actually 61 homes Under Contract in Area 23.

Here we get a bigger picture of the market….and we had a couple interesting bits with Days On Market! There was one listing with a ZERO, and the average in July, 2015 was just 21 days on the market! WOW! In comparison, in July 2014, there were 33 homes sold at an average of $247,572. While the Average Sales price is down for July of this year, I’m not concerned. It just means there were Buyers out there that picked up the low hanging fruit!

So, why did YOUR home not sell?

There can be a number of reasons, but in Midtown Atlanta condominiums, it usually has to do with your floor plan (we do have some not-so-well-thought out floor plans) or perhaps the view (both the floor and what you see out the window/balcony) and there is certainly price. If your home is on the market at Price “X” and it’s not selling, and you are not making a price adjustment, you will be ON the market. That market is telling you we are not willing to pay you what you are asking, or perhaps even make an offer at the price you have.
