One of the like totally cool things about blogs, social media and all is the ability it gives us to connect with each other! Not always on a personal, one-to-one basis, but we connect. We do get the opportunity to take these connections and move them off-line and make them personal.

I’ve had the pleasure of doing that with people I’ve met from Active Rain, Twitter and Facebook. Facebook has even helped me find long, lost friends!

Realtor.com: Spring buying season shows promise. U.S. housing market trends tracked by Realtor.com show a trifecta of promise: a shrinking number of homes on the market, fresher inventory, and an increase in median list price.

Atlanta is # 7 out of 10 cities that the number of For Sale listings is down compared to a year ago! If you are home or condo shopping and can’t seem to find the right one, this just might be the very reason!

Hot Time In The City (or Country) — Tips For Keeping Your Cool!

Yep. Summer is just around the corner…and you know what that means……HOTLANTA! Whew! 90 something everyday! I walk out at 7am on my way to my Midtown Atlanta office and think, “Man, can it just stay THIS temperature for the rest of the day?” It doesn’t happen. So, here’s a few tips for YOU to keep you cool in the upcoming hot days of the summer.

* Set your thermostat higher when away at work, or away on vacation. About 5 degrees will do it.

* Set your thermostat at 78 degrees or higher and forget it! By raising your temperature you could save about a $100 on your summer power bills

HVAC Repair * Change your air conditioning filter. Whether you live in an older house in Historic Midtown Atlanta, or a new condominium, you’d be amazed at how dirty those guys get. And dirty means less efficiency, and making your a/c work harder. Set yourself a reminder on your calendar. (You should change your filter every other month!)

* Check your doors and windows for leaks. For our condo dwellers, newer buildings are pretty tight, but your older buildings might not be so. If you have cobwebs or high levels of dust, you probably have air leaks. (Shoot, I thought that was just from my extreme desire NOT to do house cleaning….)

* If in a single family home, be sure to make sure your outdoor condenser can “breathe” and is not covered up by landscape shrubs

*Have your system regularly serviced (usually spring and fall) to keep it at its peak performance. In Midtown Atlanta, we condo dwellers often forget that we have a unit somewhere (like maybe on the roof) that should be serviced. Of course this requires a bit of extra planning to the building maintenance people can get your a/c man on the roof.

Well….it would now seem that 1010 Midtown Atlanta is the big kid in the playground! Why? It’s your LAST NEW CONSTRUCTION opportunity in Midtown Atlanta! With the sell out of Luxe Midtown and Viewpoint Midtown, and the conversion of The Atlantic to rentals, this is the only option remaining! So let’s look at the Midtown Atlanta Market Report for 1010 Midtown, March, 2012.

I’ve skirted 1010 Midtown for sometime. Mainly because I knew there were other options in Midtown Atlanta highrise living. But now that this is the last option……however, it will price many a condo buyer out of the New Construction and into a re-sale. If you look at the graph on the right, this is a list of homes in the MLS from 1010. See that one listing circled? That is a ONE BEDROOM! Yikes! I’ll have to venture over and see that one for myself.

Here is a look at the activity in 1010 Midtown, but keep in mind that if a home was not listed in the MLS and sold, it will not appear in these numbers. This is only what is in the MLS.

Unlike most Midtown Atlanta condo buildings, 1010 Midtown Atlanta homes have finished ceilings. Other buildings have the exposed concrete ceilings. The building has impressive floor plan options….the only strange thing they did was put the club room on one level and the pool on another. Strange flow, but I guess the architect figured people at the pool would not be in the club room? Right?

The building does offer amazing views. But one always has to be cautious as to what may be coming around the area. 12th & Midtown is now developing a luxury apartment building at the corner of 12th and Cresent Streets. At 20 some stories, many homes on the western side of 1010 Midtown Atlanta will lose their view!

For the Midtown Atlanta Market Report for March, 2012, Spire Midtown Atlanta has the most activity so far. With 10 homes on the market, and 11 Under Contract…their is movement in the building for sure.

Probably the biggest challenge with a Spire Midtown Atlanta condo purchase is that most of the lower priced homes are short sales. If you are willing to ride out the short sale process, you could be instore for a great deal! The Active List price ranges from $138,000 to $725,000 for the just listed 2801 Penthouse! Those homes Under Contract include 7 that are Pending Lender Approval, 4 that are Pending and three homes sold. The average sales price was $134,300 for these one bedrooms.

Spire Midtown Atlanta is a great Midtown living option….with 16 different floor plans to choose from, there is sure to be a floor plan or view to fit your condo buying desire. The building has some some impressive upgrades over time like the redesign of the lobby as well as finishing the elevator foyers from the garage floors. You might not think that a big deal, but considering you will probably use the elevator from the garage to your condo 75% of the time, it’s nice for it to have some zen feeling and not feel like a loading dock entrance.

Midtown Atlanta Market Report | Mid City Lofts March 2012

I’ve been in MidCity Lofts quite often in the past couple months as I work with Georgia Tech Parents looking for off-campus housing for their son or daughter. I had the pleasure of closing on a home in January for a student/employee from GATech! I mean talk about convenience to the Georgia Tech campus…you are across the street from Technology Square!

But, when we look at the Midtown Atlanta Market Report for MidCity Lofts for March, 2012….it’s unbelievable! We almost did not make a graph for this one…

That’s right. ONE home on the Market! And 2 Under Contract! WOW! No wonder I can’t find homes for these Georgia Tech parents with inventory like that! Yikes!

MidCity Lofts is a cool building! From the massive stacked stone granite wall in the lobby to the rooftop lap pool and the SkyDeck…this is a great community! The home owner’s association recently renovated all the hallways and the entire club room located on the top of the building. It really shines now!

MidCity Lofts really is THE closest condo building in Midtown Atlanta to the GATech campus!
