The Atlantic has announced they will begin converting leased units back to condominiums FOR SALE! As of this date, they have released floors 7-20 and 41 to 47 which include some incredible penthouse homes!

We’ve heard this was coming, and now it’s official! 324 homes in the tallest residential building in Atlantic Station are now available for immediate lease in The Atlantic!  WOW! In fact before ST Residential sold the building, I reported they were moving some 80 homes to rentals in December, 2011.

This news had been circulating for some time, but the website is up and the Leasing Office is OPEN! And it’s actually a pretty interesting site as you can search for specific rental units based on a move in date, and your preferred rental rate. And the rental rates just may shock you Midtown Atlanta renters!

After numerous searchs on the site, for a May 1, 2012 move-in date, the least expensive 1 Bedroom Condo (apartment) is on the 9th floor at a whopping $1649 per month! A May 1 move-in date search for a 2 bedroom/ 2.5 bath apartment found a home on the 6th floor at $2197 per month! So, that’s pretty low considering the building is 47 stories tall. So what would it take to be up in the sky I asked?

The Atlantic offers two 2 bedroom/2.5 bath apartments on the 38th Floor —- at a pricy $2883 per month! A jump to the 45th floor took the rental rate up to $3,591!! So that almost Penthouse view will set you back a few pennies! I was going to post a floor plan for a reference, but the above 45th Floor rental is shown to have 2200+ sq. ft. but the available floor plans for a 2/2.5 only go to 1,830 sq. ft. I’d say we best do some homework on these floor plans and rates.

The arrival of The Atlantic with 324 available homes comes at a time when two other luxury apartment buildings are under construction on 12th Street in Midtown Atlanta.  So over the next 12-18 months, the Midtown rental market is certainly going to see some competition. The question remains is if these buildings, The Atlantic included, will be able to maintain these rental rates, or if we will see some “fire sales” in rental rates. In my history of working with many, many potential tenants, I’ve not had ANY willing to pay these kinds of rental rates in buildings like Viewpoint or Spire.

How Do I Rent My Atlanta Home?

There can be any number of reasons that you need to rent your Atlanta home. Whether it’s a job transfer, inability to sell your home for the price you need, or maybe you have taken advantage of the market and purchased an investment property. Whatever the reason, now you are asking, How Do I Rent My Atlanta Home?

A rental home is not much different than a home that is For Sale. Priced right, in good condtion and the right location, and you can have a tenant in place quickly.  But there are several steps you need to take first.

If this is a home you have moved out of and are now renting, we first need to get “her in shape!” What exactly does that mean?

  • Spit clean and spotless — nothing will send a prospective tenant running faster than dirty carpet, bathrooms, windows, you name it…it needs to be clean!!! Whether you do it yourself, or hire a professional cleaning service, clean is mean when it comes to getting TOP DOLLAR for your Atlanta Rental Home!
  • Paint — A fresh coat of paint will go the farthest in making your home shine. It will make your home sell fresh and new, and may keep a prospective tenant in your home longer. The longer they look, the more likely they will rent. Always, always keep it neutral when you paint. You might leave a children’s room a special color, but the potential tenant may want it for a home office…so best to make it neutral. Painting can probably be done quicker or easier by a professional depending on how quickly you need it done, or how much time you have to do it yourself.
  • Mechanical/Systems/Appliances — Simply said, they all need to work, and work right. If a burner on the stove does not work, fix it. These little things will add up to less of a chance to lease your home, or later in a lease, a tenant may become frustrated that things don’t work and it could cause “problems.” Let’s not risk that…let’s just have it all working.

Why Don’t Real Estate Agents call me back about a Rental?

midtown atlanta rentals, atlanta homes for rentIt is not so much that I have been directly asked why don’t real estate agents call me back about a rental. It is probably more about YOUR behavior as a potential renter that gets you no return phone calls. Let me tell you about your behavior as a potential renter.

You scour the Internet for all the options available to you. Varoius rental and real estate sites and of course the popular Craigslist. For every rental listing you see online that you think looks interesting, you call, text or email the listed contact about it. So, you in affect have contacted 3 or 5 or 7 or 9 different people about NINE different rental listings. Some you may have found one a particular real estate site (we’d hope it was the one you are on now!) or maybe on Craigslist. You have effectively put everyone in competition for your business. Well yes, and no. What you have done in reality, is diluted your chances of seeing few, if ANY of these listings.

 Why?

Unless the particular listing you have contacted me about is MY listing, you are asking me to show you one specific listing, while you are still contacting other people. Do I want to chase you for one listing? Here is a simpler way to put it. You are trying to date me, but at the same time, you are going out on dates with other people. And when I don’t respond because I KNOW you are dating other people, you ask why?

What if you could date one guy (or girl) and THEY could tell you everything about every other guy (or girl) in the bar. WOW! Would that not be the easiest way to find the perfect match. Well, let me introduce you to…..a real estate agent.

Search Atlanta Condos For RentBy “dating” one agent, that agent can show you and tell you about all the guys and girls in the bar. (all the condos or homes that are for rent in the area you are looking.) Ok, suppose you “stray” out of the bar, and you see this hot, awesome looking guy (or girl) at the hotdog stand (Craigslist) on the corner. And you say, “I have just GOT to talk to that one.” Well, instead of running over to them and gushing all over them, how about your run back inside and say to your date (your real estate agent) “hey, you have GOT to see the one I just found at the hotdog stand. It’s awesome!”

No problem, I head out to the hotdog cart on your behalf (contact that Craigslist posting) and get you the inside scoop on whether you really want to date them (rent that place, or if it’s even still available) and report back to you.

Now, the underlying difference in this whole process of finding a rental home versus finding a date is that one of us makes a living making these connections. THAT would be the real estate agent. But you see, if the real estate agent knows that he (or she) is going to spend an hour learning about that guy at the hot dog cart while you are running all around the bar hitting on other guys (or girls) (calling 3 or 5 or 7 or 9 other listings/agents) what do you suppose their real motivation and interest is going to be? Pretty slim.

You don’t make money dating (well not true…there are groups and firms that charge you to find you the perfect mate) but as a real estate agent I DO make money finding you a place to live. In fact, it’s exactly HOW  I am able to afford the place where I live.

What’s the moral to this story? Well, you can run all over the bar talking to all kinds of guys and girls, you can chase down the guy or girl at the hotdog cart, or you can find just one guy (ME) that you can ask all the questions, look at all the guys and girls in the bar you are interested in (all the rental listings in a particular neighborhood you want to live in) and find just the right one that fits you.

And you did it all with one call. So now, do you still wonder why don’t real estate agents call me back about a rental?

Renters Should Be Runners – Renting an Atlanta Condominium

Renting a Midtown Atlanta CondominiumI’ve got a couple rental listings at the moment, but also have daily inquiries about rentals here at MyMidtownMojo.com. I’ve shown rentals to individuals who then want to “think about it for a day or two” and get back to me. When they do, they are quite surprised when I tell them the condo they most liked is no longer available. In fact, sometimes I think they really don’t believe me when I tell them that. If you are Renting an Atlanta Condominium, Renters should be Runners!

Also, I find that many potential renters have “champagne tastes on a beer budget.” Ok, I don’t mean to be rough, but when I’m asked to find a one bedroom condo for $1100-1200 per month and the potential tenant says, “and I only want to live in a high rise,” I have to give them a does of reality. Ok, you possibily could find one, but it’s highly unlikely. I have to remind tenants that they are renting someone’s personal home and with that home is a mortgage payment, property taxes, insurance and homeowners fees. The only part of the financial equation they are contributing to is the mortgage payment. And often times, the monthly rent does not even cover THAT!

So, when a well priced rental comes on the market…it’s gone much like the runner in a 100 yard dash. QUICK!

How Can I Find A Condominium For Rent?

Well, there are a couple ways. You can make 10 or 15 calls to 10 or 15 agents that might have one rental listing each. I always encourage my rental clients to look at Craigslist as well. Some rentals will be posted by other agents here, but not yet listed in the traditional listing service. Or you may find a private owner that is trying to rent. A word of caution about renting from an individual owner. Are they current on their mortgage payments? Are the current with their homeowner’s dues? Are they current with insurance premiums? 

Or, you can call ONE real estate agent, tell them what you are looking for in both amenities and lifestyle by completing a Rental Questionnaire, and let them do all the work for you. They will schedule viewing appointments, and assist you with your lease, depending on if you have choosen to have them represent you in the leasing process. Much simpler than you making 10 or 15 calls!

How Can I Get The Condo Rental That I Want?

Steps to Getting Your Atlanta Condominium RentalFirst off, have your rental application completed. Secondly, if you have a copy of your own credit report, provide it to your real estate agent. By having these two crucial pieces of the rental process in place, you can quickly move on a rental you find. Often times, the listing agent may still want you to pay an application fee and they pull a credit report, but by having this step already completed, you will be a step ahead of your competition, another renter! Third, make sure you have access to money for your deposit. In the Atlanta rental market, this is usually one month of rent. If you have any issues with your credit or past rental history, be prepared to pay an additional deposit, up to first, last and the security deposit. So, on a $1500 per month rental, this could be $4500 needed to get into the condo you have choosen.

But, put on your running shoes if you are renting an Atlanta condominium. When priced right, and in a great location, it very well may be gone before you even leave the starting line.
