AT&T to add 600 Jobs In Georgia

AT&T Midtown AtlantaThe telecommunications company, AT&T has announced plans to create nearly 600 jobs in Georgia.

AT&T is hiring full- and part-time employees in network construction and maintenance, customer support, retail and other positions. The company plans to begin filling these positions immediately.

The announcement did not say WHERE the jobs would be located. AT&T has a large presence in Midtown Atlanta with two office buildings, as noted on the picture! If any of those jobs are in these buildings, potential employees can walk to work from any number of Midtown Atlanta condo buildings!

Certainly saves on your car and your gas bill!

Shipping Container Construction Makes it to Atlanta | Yumbii to Launch Midtown Restaurant

I love creativity. I love “out-of-the-box” thinking. And quite frankly we need more of it in Midtown Atlanta. When we do finally get a great idea, it’s only because somebody else has done it. Shipping container construction is a perfect example. But alas, we are catching up to other cities like San Francisco!

Yumbii To Launch Midtown Restaurant in Shipping Container

Shipping Container Stores In AtlantaYumbii, who also helped launch the food truck industry in Atlanta (another one that has taken off in other cities LONG before it started in the ATL) will now be the pioneer in using a unique form of construction for a restaurant at 10th and Peachtree Streets…a shipping container.

As I mentioned, the trend is well underway in cities like San Francisco, New York and London. this picture shows an amazing use of three containers for the Aether’s high-end apparel store in San Francisco! I mean, how cool looking is that space!!!

Yumbii’s restaurant is proposed for the 10th and Peachtree corner where a new pocket park has just been developed on the mostly empty lot owned by Dewberry Capital. The plan is to expand their food truck menu and have breakfast, lunch and dinner. In an article in the Atlanta Business Chronicle, Yumbii owner Carson Young said the concept is a “natural fit” for the Atlanta BeltLine, since the restaurants can be placed on unusal pieces of land, that might not work for a bricks-and-mortar building, or not be accessible by food trucks.

Indeed, this type of construction could really add a cool, hip edge to the Atlanta Beltline, and also give anyone from restaurants to small retailers a much less expensive way to open small stores.

Come on Atlanta (meaning developers, zoning people and such) let’s catch up and BE the cool place we long to be…..I hope we see more and more of these unique containers appearing around Intown Atlanta and Midtown West!

Atlanta Top 10 City For Tech Mergers and Acquisitions

If you have ever wondered how Atlanta ranks in the world of technology, wonder no more!

Technology Mergers in AtlantaAtlanta was named a top 10 city for private tech company acquisitions last year, according to PrivCo’s Private Tech Company M&A Research Report, which ranks metro areas by the number of private tech companies acquired.

In a story that appeared in the Atlanta Business Chronicle, Atlanta ranked 8th, above Houston and Dallas.

Up-and-coming tech hubs, such as Los Angeles, and Atlanta are challenging traditional leaders, such as Raleigh-Durham’s “Research Triangle” and biotech hub San Diego, who missed this year’s list, PrivCo noted.

It’s no wonder Atlanta is ranking up in the tech world with companies like Big Nerd Ranch, Google and Facebook staking ground. Couple that with the technology coming out of Georgia Tech, and it make sense.

Viewpoint Midtown Atlanta To Get Retail Enhancements and New Neighbor

Retail Space on Peachtree Street Midtown AtlantaEarlier this week, I attended the Design Review Committee (DRC) Meeting of the Midtown Alliance. This group is the first stopping point for developers looking to bring new projects or make major modifications to existing ones. In my past involvement with the Midtown Neighbors’ Association Board (we additionally reviewed projects but after they had cleared the DRC) projects could see minor, or major changes based on the input of the DRC.

Last night, there was a resounding “YES” to some changes proposed to the street level retail portion of Viewpoint Midtown and a new neighbor as well!

Viewpoint Midtown Atlanta To Get Retail Enhancements and New Neighbor

 

The combination of residential and retail in a condo building is an interesting mix. In the case of Viewpoint, Robin Loudermilk of Loudermilk  Companies bought out the retail portion of the Viewpoint Midtown condo building. Loudermilk already owned the corner of 7th and Peachtree where the current Starbucks is located.

Loudermilk’s creative (and very well received plan) integrates a new 8- story boutique apartment building on the corner of 7th and Peachtree, along with a new face to the Viewpoint retail space, which basically stretches the entire block to 6th Street. Further, the plans show retail space opening up in Viewpoint on the 6th Street side that is virtually hidden behind a wall at the present time.

One great thing about this plan, is the better accessibility and visibility that will offered to the yet-to-be-leased 2nd Floor retail on the southern part of the building. Access to this area will still be enhanced with an elevator and/or stairs off the newly created parking courtyard on 6th street.

Viewpoint Midtown Retail Upgrades

Starbucks 7th and Peachtree Street Midtown AtlantaBack on the 7th and Peachtree Street corner…never fear Starbuck’s addicts! Starbucks will RETURN to the new apartment building on the front corner, first floor. During construction of the new building, Starbuck’s will temporarily locate in some of the vacant Viewpoint retail space. The plan calls for some creative connectivity of the existing Viewpoint Parking deck (to be used by the apartment building) and the under construction 100 6th Street Apartments parking deck which will be located along  7th and Juniper Streets.

This project appears to be on a fast track indeed. Midtown residents may remember the historic brick building that was just demolished? When that demolition was underway, Loudermilk said they did not yet know what they were going to do with the site. The plans presented at the DRC were very preliminary, and they expect to be back next month with more formal plans to present.

So what’s the win-win here?

  • New construction on Peachtree Street that will offer more (yes, MORE) apartments, but in a 2 and 3 bedroom layout
  • A somewhat low rise building (only 8 stories) that will not hinder ANY views from the current Viewpoint Tower
  • A new Starbucks that will utilize saved construction materials from the demolished building
  • A much needed “freshening” of the Viewpoint Retail space that will make it more inviting for retailers and shoppers alike

12th & Midtown Adds To It’s Master Plan

After what the real estate market did around the country, and in Atlanta, news of expansion is always a good thing. And when that Atlanta news is in Midtown Atlanta, I say all the better, right?

It would appear that 12th & Midtown developers Daniel Corp. and Selig Enterprises Inc. are assembling land to expand their 12th & Midtown project with more retail and apartments. In the past few months it would seem that the Midtown Duo has placed some other choice morsels of Midtown land in their shopping bag. It made me think, What could they have picked up? The Atlanta Business Chronicle article mentions a FIVE block area around the existing 12th & Midtown location.

12th & Midtown Adds To It’s Master Plan

The map above indicates some options. (I stand corrected if I’m wrong….) The red circles are the property that 12th & Midtown already has. 1010 Midtown Atlanta, the high-rise condominium building is on the corner of 11th and Peachtree (left side looking at the Map.) The Loews’ Midtown Hotel is on the right hand corner. The check mark indicates the site of the new 77 12th luxury apartment building. The purple circles indicate SOME (not all)of available vacant land in the immediate area. And with the Selig holdings, there may be parts of this area they already own.

Plaza Midtown Atlanta Condos For SaleDaniel and Selig, who also partnered to build Plaza Midtown Condominiums at West Peachtree and 8th, say their new contracts for the expansion of 12th & Midtown validates its long term vision since they launched the $1.1 billion, 2.5 million-square-foot project at the height of the market in 2006. “I think we’re helping change the face of Midtown and, by that, the face of Atlanta,” said Selig Enterprises President Steve Selig in the ABC article.

It’s backed by capital partners including Canyon-Johnson Urban Fund L.P. and MetLife Real Estate Investments.

77 12th Street, a 23-story apartment building will be complete this May. (Above map notes the location of the new SkyHouse Apartments, built and just opened by Midtown’s condo builder, Jim Borders and Novare.

As the project moves forward, retail is a major focus of the group. And for those residents in Midtown Atlanta, we know it would be nice to have some shopping. Unfortunately, I think rental rates keep the little guys out, and hence you see stores like CB2, and high end restaurants like STK. Also, some retailers either don’t see the traffic, have stores in other locations they feel residents will travel to (a.k.a. get in your car) or, their retail model does not fit in the space. I’ve often wondered, could not a GAP, Jr work in Midtown Atlanta? Not a full size store, but where limited items could be carried and perhaps a on-line order feature for items not in the store? Hmmmmm….

Another ABC article quotes Shirley Gouffon, Senior VP of Selig. The current land deals will give 12th & Midtown the ability to add some 200,000 sq. ft. of retail space! (In comparison, the current foot print of the development has about 130,000 sq. ft.)

“It will be significant,” said Gouffon, who heads retail leasing for 12th & Midtown. “I’m very optimistic about the future. It’s not happening overnight. But, it is happening.” Some of the new space will be in future development of the vacant block just north of the Loews’ Hotel. (This is the vacant block in front of Park Central Condominiums, and where the current Food Truck Thursday’s happens.)

“What we would do is enhance what is already there and successful,” Gouffon said. “It’s truly a thriving dining destination to date. We think that we have the opportunity to enhance that and expand upon it with other uses.”

There is certainly an increased density of people in Midtown Atlanta since 1997, when the first construction and conversions started. Retail follows rooftops, and with the new apartment buildings under construction (THREE, including SkyHouse, 77 12th and 100 6th Street) we are certainly getting more! But, much of the talk of the retailers always leads to high end fashion retailers. Peachtree Street had My, My, My and Drew Lewis who have both since closed up shop. I often wonder how many of the residents in the high-rise condominium buildings and apartments will be out buying $300 sweaters or $100 dress shirts?

And there is the challenge of other locations where retail is being developed, adding to the competition. West Midtown has seen several new stores open, and the future Ponce City Market, being developed on the south edge of Midtown are sure to turn up the retail heat for tenants.

“All of the tenants that have opened to date at 12th & Midtown are doing very well,” she said. “It’s become a great story for us as we market to other retailers.” Let’s just hope its more retail and not more restaurants and stores Midtowner’s can, and want to shop in.
